Hay Barn, Sturt Farm Courtyard, Burford, OX18 4ET

A charming barn built to the highest of standards with a glorious 3.4 acre adjoining paddock.

Description Completed in 2025, Hay Barn is an exceptional contemporary barn conversion, crafted to an exacting standard as part of the exclusive Sturt Farm Courtyard development.

Occupying a privileged south-western position within this thoughtfully restored rural setting, the property enjoys an abundance of natural light together with delightful views across its landscaped gardens and adjoining paddock.

Shortly after purchasing the property from new, the current owners acquired the neighbouring paddock, creating a rare and highly desirable extension to the grounds.

Enclosed by traditional post and rail fencing it enhances the sense of space, privacy and connection to the surrounding countryside, presenting an increasingly uncommon opportunity to acquire a barn conversion of such quality with its own adjoining paddock.

From the paddock, an extensive network of picturesque footpaths can be accessed almost immediately, inviting leisurely walks through some of the Cotswolds' most beautiful countryside.

Hay Barn has been beautifully designed, blending timeless natural materials with contemporary finishes.

A dramatic vaulted entrance hall creates an impressive first impression, where a handcrafted oak staircase rises beneath double-height glazing that fills the space with light, while elegant travertine stone flooring sets the tone for the quality found throughout the home.

At the heart of the property lies a superb open-plan kitchen, dining and living space, thoughtfully designed for both everyday living and entertaining.

Full-height glazed doors open onto the south-west facing patio and gardens, allowing the indoor and outdoor spaces to flow seamlessly together.

The bespoke kitchen, designed by deVOL, features hand-painted cabinetry, luxurious stone worktops and a carefully curated range of integrated appliances by smeg and Fisher & Paykel.

Beautifully proportioned and impeccably finished, it provides a sophisticated focal point to the home.

Oak flooring complements the living and dining areas, while travertine stone defines the kitchen, and a wood-burning stove provides warmth and atmosphere during the cooler months.

A separate utility room is discreetly positioned off the kitchen, providing practical laundry facilities while preserving the clean lines of the principal living space.

The first floor offers four generously proportioned double bedrooms, each with Juliet balconies framing views across the surrounding landscape.

The principal bedroom enjoys particularly attractive views over the adjoining paddock, while bedrooms two and three overlook the gardens and countryside beyond.

Bedroom two also benefits from bespoke handmade fitted wardrobes. Two beautifully appointed bath and shower rooms serve the accommodation.

The main family bathroom features a luxurious four-piece suite with his and hers sinks, while a separate shower room provides additional convenience for family members and guests alike.

Outside, Hay Barn continues to impress. The landscaped gardens and adjoining paddock combine to create a wonderfully private and quintessentially Cotswold setting.
