Rhymney Street, Cathays, CF24 4DL

A fantastic student investment opportunity in the heart of Cathays' highly sought-after Golden Triangle.

Located on Rhymney Street, one of the streets that students actively seek out when looking for accommodation, this three-bedroom HMO represents an excellent opportunity for investors looking to secure a property in one of Cardiff's most established student locations.

The property is currently let at £18,630 per annum, providing an attractive 7.5% return, and is offered freehold.

The property benefits from an enclosed rear garden, with potential scope to extend the accommodation, subject to the necessary planning permissions and consents.

This offers an exciting opportunity for an investor looking to add value and potentially enhance the rental income in the future.

The location is a particular highlight, with the property positioned within the popular Golden Triangle of Cathays, close to Cardiff University, the city centre and the wealth of shops, cafés, bars and amenities that make this such a popular area with students.

The vendor has advised us that the boiler was replaced in 2023 and damp works done in 2023 too.

With an established rental income, freehold tenure, excellent student location and potential for future improvement, Rhymney Street offers a ready-made investment opportunity with further scope to add value.

We are advised by the vendor that provisions of electricity, water and sewerage are connected to a mains supply, and no materials used in construction may impact a buyer's enjoyment, mortgage availability, or insurance availability, and there are no issues or restrictions on mobile signal/coverage.
