Victoria Road, Crosby, L23 7XS

Some homes have a story to tell, and The Orchard has more than most.

Dating back to the late 1800s, we understand this fascinating property was originally built as two semi-detached homes for a family of market gardeners – growing or who grew fruit vegetables and flowers.

(Two sisters, with links to the local flower market.) Over the years, the two houses have been opened up and combined to create one substantial six-bedroom detached family home, offering around 3,281 sq ft of accommodation packed with character, charm and flexibility.

The location is fantastic.

Tucked away yet incredibly convenient, you're perfectly placed between Crosby Village in one direction and College Road and Blundellsands & Crosby railway station in the other.

Continue a little further and you'll find yourself at Crosby Beach, making this a wonderful spot for families wanting the best of everything on their doorstep.

Although officially addressed on Victoria Road, the property is most conveniently accessed from the head of the quiet cul-de-sac on Kings Road, giving it a wonderfully secluded feel.

Step inside and you'll quickly realise this is anything but a typical family home.

The accommodation is wonderfully versatile, with a spacious reception room at either end of the property, an open-plan kitchen diner at its heart, a further sitting room, utility room and a ground floor shower room.

The layout continues to reveal its unique personality on the upper floors.

A split-level landing leads to bedroom six and two bathrooms, while the top floor offers five further bedrooms together with a walk-in wardrobe that could equally serve as a study, dressing room or home office.

The quirk and character throughout this property are unreal. From the changing levels and unexpected spaces to the period charm and fascinating history, every corner seems to have its own story.

Outside, the gardens are every bit as special as the house itself.

A north-westerly facing garden is home to established vegetable plots, at the front the fruit trees remind us of the orchard that gives the property its name, while a separate south-westerly facing garden provides the perfect place to enjoy afternoon and evening sunshine.

Between the two, there is an abundance of outdoor space, along with three useful outbuildings offering excellent storage or hobby space.

Another standout feature is the detached 18-foot garage, positioned with its own access from Victoria Road and accompanied by a driveway.

The current owners had previously considered exploring the potential to convert this into a separate dwelling with its own garden, something future owners may wish to investigate further, subject to obtaining the necessary planning permissions and consents.

Rarely does a property come to market that offers this much history, character, versatility and outside space in such a sought-after Crosby location.

The Orchard is a home unlike any other, and one that simply has to be viewed to appreciate everything on offer.

Some notes from the sellers: “ The thing I’ve loved most about The Orchard is that it feels like a hidden little world of its own.

You’re moments away from everything you need, but once you’re home, especially sitting in the garden, there’s a real sense of peace and privacy that makes you forget you’re anywhere else.” “ There is such a lot that we will miss about The Orchard.

The peaceful and quiet location and spaciousness of the house and of course the oasis that is the garden, where we even hosted a family wedding one year.

The location is superb and although we are in a central part of Crosby it still feels quiet and secluded yet so much is easily accessible.

Finally, the house itself , a real haven of peace and calm with many interesting and unique spaces” EPC Rating: D Garden   Two lawn gardens
