663 sq ft | large lounge/diner | modern fitted kitchen | two generous bedrooms | attractive rear garden | cul-de-sac setting | open countryside close by A beautifully presented and extremely well-proportioned two-bedroom family home occupying a tucked-away position in the popular Savoy Wood area on the south-western outskirts of Harlow.

Offering approximately 663 sq ft of accommodation, a superb 16'8" lounge/diner, contemporary fitted kitchen, two generous bedrooms, modern family bathroom and an attractive enclosed rear garden, this is a home that should appeal equally to first-time buyers, young families, couples and those looking to downsize without sacrificing useful living space.

One of the great advantages of Savoy Wood is its location.

Although firmly connected to everything Harlow has to offer, it sits right towards the edge of the town, close to Jacks Hatch and the open countryside around Epping Green and Epping Upland.

Existing property information for Savoy Wood specifically describes the location as being on the outskirts of Harlow with open fields close by, giving purchasers an increasingly sought-after combination of town convenience and countryside access.

The property itself has clearly been cared for and improved, with a particularly impressive modern kitchen and bathroom complemented by a spacious main reception room and family-friendly rear garden.

The accommodation According to the supplied floorplan, the house provides approximately 663 sq ft / 61.6 sq m over two floors.

The property is approached through a useful entrance porch, providing a practical place for coats, shoes, pushchairs or the everyday clutter of family life before entering the main accommodation.

From here, the scale of the ground floor becomes immediately apparent.

Impressive lounge/diner The lounge/diner extends to approximately 16'8" x 12'9" (5.08m x 3.89m) and is an excellent size for a two-bedroom house.

As the photographs demonstrate, there is ample space for two substantial sofas without compromising the room, while the opposite end comfortably accommodates a dining table and chairs.

That makes this a genuine multi-purpose family living area rather than simply a lounge with a table squeezed into one corner.

A broad front-facing window allows plenty of natural light into the room, while the predominantly neutral decorative scheme makes the accommodation feel particularly bright.

Recessed ceiling lighting adds a smart contemporary finish.

There is plenty of scope to configure the space in different ways: A purchaser could retain separate sitting and dining zones, introduce a children's play corner or incorporate a home-working area while still retaining a comfortable main reception room.

It is undoubtedly one of the property's strongest features. Modern fitted kitchen The kitchen measures approximately 12'9" x 8'3" (3.89m x 2.52m) and has been finished in an attractive modern style.

White high-gloss cabinetry provides an excellent range of wall and base-level storage, complemented by contrasting work surfaces and attractive pale aqua-toned tiled splashbacks.

The photographs show a gas hob with stainless-steel extractor above together with fitted cooking appliances, while there is generous preparation space and additional provision for everyday appliances.

Recessed ceiling lighting gives the kitchen a clean contemporary appearance, while the large window and glazed door overlooking the garden introduce plenty of natural light.

For parents in particular, the direct connection with the garden is useful - meals can be prepared while still maintaining a visual connection with children playing outside.

The room feels modern, practical and ready to use from day one. First floor The staircase rises from the lounge/diner to a central landing serving both bedrooms and the family bathroom.

Principal bedroom Bedroom one is a particularly generous room measuring approximately 12'9" x 11'1" (3.89m x 3.39m).

There is ample room for a substantial double bed and associated furniture, while the extensive fitted wardrobe arrangement shown in the photographs provides an impressive amount of clothes and storage space.

A wide window allows excellent natural light into the room and the overall proportions make this a comfortable principal bedroom rather than simply somewhere to accommodate a bed.

Bedroom two Bedroom two measures approximately 12'9" x 6'11" (3.89m x 2.12m).

The photographs demonstrate the versatility of this room particularly well, currently showing it capable of accommodating two single beds together with substantial storage furniture.

For a family with two younger children this could therefore be extremely useful, while alternatively the room would make an excellent second bedroom, nursery, guest room or spacious home office.

For buyers increasingly working partly from home, having a bedroom long enough to combine sleeping accommodation with a desk and study area could be particularly attractive.

Contemporary family bathroom The bathroom measures approximately 6'10" x 5'7" (2.09m x 1.70m) and has been modernised in a fresh, attractive style.

The white suite includes a shaped bath with shower facilities and glazed screen, WC and pedestal wash basin, with white metro-style tiling, contrasting wall colour and patterned flooring creating a smart contemporary appearance.

It is another part of the house where the present owners' improvements mean there should be no immediate requirement for major expenditure.

The rear garden Outside, the property benefits from an attractive and fully enclosed private rear garden which works particularly well for children and pets.

Immediately adjoining the house is a paved seating and entertaining area - ideal for a garden table, chairs and barbecue - beyond which steps lead onto an area principally laid to lawn.

Fenced boundaries provide privacy and security, while a garden shed at the far end provides useful storage for bicycles, garden equipment and children's outdoor toys.

The relatively straightforward design should also appeal to anyone who wants outside space without the burden of maintaining an enormous garden.

For summer entertaining, children's play or simply relaxing outdoors, it complements the internal accommodation extremely well.
