Kintessack, Forres, IV36 2TG

Trevor Cook and REMAX Scotland are delighted to bring to the market Tigh Na Coille (House of the Wood) at the edge of Culbin Forest on the Moray Firth coast.

Tigh Na Coille is an extended and reconfigured two-bedroom bungalow comprising of one ensuite, one main bathroom and three reception rooms, providing spacious and generous accommodation throughout.

Set within approximately one third of an acre on the edge of Culbin Forest, Tigh na Coille enjoys a peaceful setting in the rural hamlet of Kintessack on the Moray Firth coast, close to the villages of Dyke and Brodie.

Less than a mile to the north, Culbin Forest offers woodland walks and cycle routes, while the beautiful white sandy beaches stretching from Findhorn Bay towards Nairn provide stunning coastal scenery.

This picturesque coastline has also served as a filming location for The Odyssey. The property is entered through the rear porch leading into a bright vestibule and cloakroom.

From here, the garden room offers a welcoming space with views across the garden, where local wildlife can often be enjoyed.

An adjoining hallway connects the principal rooms and bedroom accommodation.

The spacious kitchen and lounge features a modern range of upper and lower cabinets, ample worktop space, room for white goods and a breakfast table or dining bench.

A comfortable seating area creates a relaxed setting for everyday living, while windows overlooking the rear garden and a second external door enhance the room's natural light and connection to the outdoors.

The dining room overlooks the front garden and benefits from additional views towards the side garden.

There is ample space for a large dining table, currently seating eight, alongside a dresser for storage.

Double doors connect the dining room to both the kitchen and sitting room, creating a practical arrangement for entertaining.

The generously proportioned sitting room enjoys a southerly aspect through double windows overlooking the front garden.

A wood-burning stove provides an attractive focal point, adding warmth and character to this inviting space.

The principal bedroom is a spacious double with built-in storage and a well-appointed en-suite shower room featuring a large shower and double washbasins.

The second double bedroom benefits from fitted wardrobes, making excellent use of the available space.

The main bathroom completes the accommodation, comprising a WC, washbasin, bath and enclosed shower area. Double glazing is fitted throughout the property.

Please note all windows and doors are double glazed.

The grounds wrap around the bungalow, with mature trees bordering the forest and established hedging along the sides and rear providing a sheltered, private setting.

The front garden is predominantly laid to lawn, while the side and rear gardens feature mature trees, shrubs and established planting.

A patio offers an inviting spot for outdoor dining and relaxation, while the vegetable plot and potting shed will appeal to gardening enthusiasts.

The gardens provide a variety of spaces to enjoy throughout the seasons, with further potential for landscaping or personalisation, subject to any necessary consents.

A driveway extends around the front, side and rear of the property, providing ample parking and access to a detached wooden double garage.

The surrounding area is ideal for those who enjoy walking, cycling, beachcombing and wildlife watching.

With its peaceful setting and proximity to both woodland and coastline, Kintessack offers an attractive location for a permanent residence or a holiday retreat.

Forres lies approximately four miles away and provides a wide range of everyday amenities, including Tesco, Co-op and Lidl supermarkets, independent shops, cafés and other local services.

The town has primary schools, Forres Academy for secondary education, a modern health centre with two GP practices and a railway station.

The nearby villages of Dyke and Brodie provide additional local connections, while Gordonstoun independent school is approximately 14 miles away.

Around nine miles from the property, Nairn offers further shopping, leisure and hospitality facilities, alongside its attractive seafront and railway station.

Both Forres and Nairn are situated along the A96 corridor, providing road connections between Inverness and Aberdeen.

With railway stations in both Forres and Nairn and convenient access to the A96, Tigh na Coille enjoys a balance of rural seclusion and connectivity to the wider region.

Inverness Airport is approximately a 30-minute drive away, offering domestic flights, including services to London, alongside connections through Amsterdam Schiphol for onward European travel.

Aberdeen Airport is just under two hours away by car, providing a broader choice of domestic and international routes.

Tigh na Coille is a wonderful opportunity to enjoy peaceful rural living in a beautiful woodland and coastal setting.
