Hill Head Road, Hill Head, PO14 3JJ

A truly impressive waterside property of grand proportions situated within an outstanding location adjacent to Hill Head Beach, with direct access to the beach itself and benefitting from stunning panoramic views across the Solent to the Isle of Wight, set in generous gardens with garage, driveway parking and a useful outbuilding.

The property has origins dating back to 1900s and was cleverly constructed with its location in mind; all principal rooms and bedrooms are south facing, overlooking the water.

My clients have owned this much loved property for 30 years and now are looking to downsize.

The accommodation is superb, generously proportioned throughout with lovely high ceilings and extending to over 3300 sqft.

The property itself is accessed via steps leading down to a private courtyard and in turn to the generous reception hall.

There are four reception rooms on the ground floor, two of which are particularly generous size with French doors leading to a substantial terrace and benefiting from glorious waterside views.

The Kitchen/Breakfast Room has ample cupboards with a peninsula unit and a range of appliances are included. Again, French doors lead to the terrace. A Utility Room and Cloakroom complete this floor.

On the first floor are four Bedrooms, three of which overlook the water, all are generous in size complimented by two Bathrooms and a Shower Room. There is also a further Study on this floor.

On the second floor is the 5th double Bedroom, again with panoramic views. The setting of this property is what sets it apart from so many others, with its private beach access and generous gardens.

The property is approached via a block paved driveway which leads down the side of the property to the gardens, providing parking for several cars and a single garage.

There is a substantial terrace immediately adjacent to the rear of the property with steps and raised beds leading down to the remainder of the garden which is mainly laid to lawn.

There is a substantial outbuilding approximately 32’ in length currently divided into garden shed, wet room and summer house, offering numerous conversion opportunities.

Hill Head is one of the regions most sought after locations, offering its own sailing club and beach. The area is ideal for those with an affinity with the water.

Nature lovers will also not be disappointed as Titchfield Haven offers some beautiful countryside walks.

The area has a small range of amenities and more comprehensive facilities can be found at nearby Stubbington, whilst Fareham, Portsmouth and Southampton are just a short journey away.

The area is well located for A27/M27, and main line rail links to London can be found at Southampton Parkway.

For international and internal flights Southampton Eastleigh airport is also a short drive away SUMMARY OF FEATURES: Waterside location with direct access to beach; Over 3700 ft.² in total of accommodation, garage and outbuildings; Newly reinforced sea defences approximately three years ago; Glorious south facing gardens; Panoramic views across the Solent to the Isle of Wight; Four reception rooms, with two particularly generous in size and overlooking the water; Kitchen/Breakfast Room with appliances to include fridge, freezer, dishwasher, double oven/grill and five ring gas hob; Wardrobe cupboards to Bedrooms 1 and 2; Superb storage space throughout the property; Boiler serviced annually; Driveway with direct access to rear garden; Separate single garage; Courtyard area to front of property with internal store; Sought after location.
