Fort William House, Dundee Road, Broughty Ferry, DD5 1LX

Fort William House, the former Royal Tay Yacht Club, comes to market for the first time in over seventy years.

A true Broughty Ferry landmark, this Category B-listed waterfront villa was built as a private residence in 1838.

With a storied past, extraordinary scale and views that genuinely stop you, it's one of those addresses people talk about for decades. Please note: the property is currently in commercial use.

Conversion to a private residence is subject to planning permission and listed building consent.

A Home With History Commissioned in 1838 by Captain James Neish, an East India service shipmaster, the villa was named after his own vessel, Fort William, the ship that carried the first cargo of jute into Dundee.

Acquired by the Royal Tay Yacht Club in 1955, it served as its clubhouse for more than half a century. Now, for the first time in generations, it has the chance to become a family home once again.

Scale You Don't Expect The main villa extends to around 371 sq m (3,993 sq ft), with a further 100 sq m (1,076 sq ft) in the separate changing-room wing below the decking, offering scope to create an exceptional family home of a size rarely found anywhere on this coastline.

Inside, the rooms are big, bright and beautifully shaped.

The bow-fronted principal rooms each have three tall windows facing the river, complete with original panelled shutters, while ornate ceiling roses, deep plaster cornicing and period fireplaces have survived decades of commercial use.

Almost every principal room frames the River Tay, while a sweeping staircase gives the building a quiet, confident grandeur.

It's easy to picture family life here: mornings with the river light pouring in, evenings watching the boats come and go.

The property requires full renovation, making it a genuine blank canvas for a buyer who wants to create a home entirely to their own vision.

Originally built as a private home and surrounded by long-established residential properties, Fort William House would be returning to its original use.

Buyers are encouraged to discuss their proposals with Dundee City Council's planning department, and we are happy to share any information we hold.

Grounds That Match the Building Set within generous grounds, the villa is approached by a large private driveway and parking area directly off Dundee Road (A930), giving a real sense of arrival.

A substantial lawn runs down towards the water, far larger than the footprint suggests, while long-established neighbouring homes flank the site on one of Broughty Ferry's most desirable roads.

A Setting People Dream About Broughty Ferry offers village living at its best: a sandy beach, a historic castle, well-regarded schools and an independent high street lined with cafés, shops and restaurants.

Fort William House sits in one of its most coveted positions, with uninterrupted views across the Tay, Broughty Castle to one side and the rail and road bridges to the other.

Dundee city centre and the railway station are a short drive away, with St Andrews and Carnoustie within easy reach.

The Opportunity A once-in-a-lifetime chance to restore one of the finest waterfront villas on Scotland's east coast to its original purpose, for the buyer with the vision, creativity and resources to bring it back to life.
