There is ample driveway parking, a large adjoining barn/garage and an additional workshop.

The gardens span nearly one-third of an acre and are well-stocked, mature, and predominantly enjoy a south-easterly aspect.

Accommodation Cary Hill House is a pretty double-fronted Cary stone cottage, which is thought to date back to the early 19th century, with the adjoining barn to the east side later converted into additional accommodation.

The house is not listed and retains a wealth of charm, making this a hugely attractive acquisition with immense potential for further improvements.

The beautiful Cary stone elevations and tiled roof are typical of the area’s finest period properties, and no doubt make this a highly interesting property to acquire and enhance.

The house is entered via a front porch, which leads to the reception hall, within which there is a staircase rising to the first floor and a dual aspect.

A doorway leads through to the dining room, which adjoins the kitchen.

The kitchen features a range of fitted units with a baby blue Aga, an electric oven with extractor above, and room for freestanding appliances.

In addition, there is storage underneath a back staircase, and a useful pantry with a marble worktop. Leading off the kitchen, there is a conservatory.

At the far end of the house, also accessed from the reception hall, there is a comfortable sitting room, within which there is a Jetmaster fire with a decorative mantel and a dual aspect.

There are two separate staircases, one of which rises from the reception hall and up to two double bedrooms, the master bedroom having a dual aspect with views to Glastonbury Tor at the rear and a walk-in wardrobe.

The second bedroom also has built-in storage and both are serviced by a shower room with an electric shower.

The second staircase is part of the barn conversion addition and leads to a landing with room for a study area, as well as a large double bedroom, ideal for a guest or master suite, together with the nearby WC and bathroom.

Above the first floor, there is a useful attic. Outside The gardens at Cary Hill House are absolutely lovely.

There are well-stocked, beautifully planted borders, with roses, spring bulbs and an array of other flowers and shrubs.

The main lawn is elevated away from the house, enjoying complete privacy thanks to thick surrounding mixed hedgerows.

Set within the lawn, there are a pair of mature trees, an ash and a magnificent copper beech. The parking area leads from a layby, which is owned by the house and up to the garage.

The garage is set within a large adjoining stone barn, which could potentially be converted and included in the main accommodation, subject to any necessary consents.

There is an additional workshop which is also ripe for further improvement and suitable for a range of uses.

About the area Castle Cary is described by Sir Nikolaus Pevsner, the eminent architectural historian, as Somerset's prettiest town, set in beautiful, unspoilt countryside.

The town is characterised by period buildings constructed of the distinctive honey coloured stone for which the area is well known.

It remains a delightful small market town with a number of traditional shops and boutiques within the Conservation Area in which a policy of strict planning control operates to prevent inappropriate development.

These shops cater for most everyday needs whilst Shaftesbury, Glastonbury, Street, Wells, Frome, Wincanton, Sherborne and Yeovil are all close by and Salisbury, Taunton, Bath and Bristol are in easy driving distance.

“The Newt in Somerset” just outside Castle Cary is home to beautiful countryside walks set in the grounds of a Georgian country estate.

Within the estate, there are a Hotel & Spa, Farm shop, restaurants and house & garden shop.

On the outskirts of Castle Cary is the railway station with its direct line to Paddington and the A303 Road link is a few miles south.

There are excellent state schools in the area - Ansford Academy boasts excellent exam grades and independent schools include the Sherborne and Bruton schools, Millfield, Wells Cathedral, Hazelgrove and Port Regis.
