Villiers Road, NW2 5PU

Guide Price: £500,000 to £525,000 Set on one of Willesden Green’s quieter residential roads, this beautifully extended two-bedroom garden flat offers approximately 732 sq ft of lateral living space, blending period character with a striking contemporary extension and an exceptional rear garden approaching 20 metres in length.

The property has a wonderful sense of personality from the moment you step inside.

High ceilings and original wooden floors run through the bedrooms, while the principal bedroom retains a beautiful feature fireplace, giving a lovely nod to the property’s period character.

To the rear, the home has been transformed by a brilliantly conceived extension that creates three distinct but connected living zones.

There is a proper kitchen, a dining area and a cosy reception space, all working together to create a sociable and highly practical layout.

The design has been handled incredibly well, giving the impression of two separate reception areas without losing the flow of open-plan living.

The kitchen is ideal for anyone who genuinely enjoys cooking, with excellent workspace and a layout that feels both practical and considered.

The kitchen and reception areas are finished with a smooth, screed, poured concrete floor, adding a clean, modern and durable finish that sits beautifully against the warmth of the original features elsewhere in the flat.

The extension itself is clad in cedar, which will continue to evolve naturally over time and gives the rear elevation real architectural character.

Both the kitchen and the reception room open directly onto the garden, creating a wonderful connection between inside and out. The garden is a real highlight.

Stretching to almost 20 metres, it offers a huge amount of space for entertaining, barbecues, children to play, kicking a football around or for keen gardeners to create something truly special.

There is ample room for herbs, vegetables and planting, while still leaving plenty of space to relax and dine outdoors. This is a property that gets the balance between old and new exactly right.

The original floors, fireplaces and high ceilings bring warmth and charm, while the rear extension introduces modern design, clean lines and a layout that works brilliantly for everyday life.

Villiers Road itself is peaceful and residential, yet incredibly well placed for everything Willesden Green has to offer.

Walm Lane and the High Road are home to a strong mix of local favourites including GAIL’s Bakery, Sushi Masa, Sanzio, Bottega di Anna, Walnut, Deli Beira, Little Brother and Daisy Chain.

Gladstone Park is nearby for green open space, tennis courts, outdoor exercise and weekend Park Runs, while Roundwood Park provides another excellent option for walks and recreation.

Transport links are very strong, with both Willesden Green and Dollis Hill stations on the Jubilee line within easy reach, alongside numerous bus routes and good connections across Northwest London.

Families are also well served by a wide choice of local schools and nurseries, making the property a strong option for a young family as well as a couple, first-time buyer or downsizer.

The property also benefits from a long lease of over 100 years and a very reasonable service charge, adding further appeal for anyone looking for a low-maintenance home or investment.

For us, this is a must-see garden flat: generous lateral living, beautiful period features, an intelligently designed extension and an outstanding garden, all on a quiet road in the heart of NW2.
