28, Monson Road, New Cross, SE14 5EH

Very lovely Victorian bay-fronted terraced house with three double bedrooms, a large converted cellar, and a sunny se-facing rear garden of over 50 feet.

This is a quiet residential street within New Cross’s Hatcham Conservation Area. Popular Hatcham Primary School (3-11) is just down the street.

Your new house is also really close to cute neighbourhood park Eckington Gardens, and to the fictional pub from the movie Shaun of the Dead (now flats): The Winchester!

Two Fare Zone 2 stations are within easy reach - New Cross Gate (walk 11 minutes) and Queens Road Peckham (14).

From the hall you have a formal double-reception to your left, with coving detail plus dado and a duo of ceiling roses, stripped floors, and custom-made shutters to the lower window panes in the front bay.

Built-in storage further features and you also have a wood-burning stove for when the nights draw in. At the foot of the hall, take stairs down to the large converted basement of 22 feet by 13 feet.

A plentitude of storage cupboards are fitted here plus a double desk. This is a very flexible space, currently enjoyed as a home office/playroom.

Up to the ground floor again and your kitchen/diner rests to the back of the building. This runs over 22 feet and hosts the house's second bay window onto the side-return space.

This is an obvious spot for your table and chairs. The fitted kitchen units are a timeless Shaker-style. These are paired with wooden counters. Sliding doors open to the paved area of the garden.

Up to the half-landing and the property's windowed bathroom is on your left. This has a traditional-style suite and fittings, including a roll-top bath with telephone taps.

There is an independent walk-in shower, too. Next door is your first bedroom, of over 12 feet by over 8 feet, with a Velux window in your roofline ceiling.

A double-glazed window delivers garden vistas. From the main landing you have your twin-sashed principal bedroom across the front of the house, of 15 feet by 11 feet.

To-the-ceiling custom-made closets are set to both alcoves. Your third and final bedroom is adjacent. This is over 9 feet by nearly 11 feet, and has built-in storage for clothes/toys etc.

Some area notes: Hatcham Conservation Area is a little-known largely-Victorian residential pocket of se-London. From 1614, the land was owned by the Worshipful Company of Haberdashers.

When the manor house here was demolished circa 1840, terraced homes were permitted to be built.

Rescued from threatened demolition in the 1970’s (phew!), Hatcham Conservation Area was designated by Lewisham Council in 1990.

‘Hatcham’ derives most likely from Anglo Saxon; meaning ‘a clearing in the woods’, and reputedly, Charles Dickens wrote ‘Our Mutual Friend’ in a lively local: The Five Bells pub (1864-5).

Stroll just 11 minutes to New Cross Gate Station.

There are also plenty of day and night bus routes within a short walk of the house - to Elephant & Castle and beyond, or to Peckham, Deptford, Greenwich, Brockley and Lewisham.

Local eateries and drinkeries of note include The Corner cafe/bar and The Old Library bar, Pho 80, The Rose Inn and The Earl of Derby.

Nip down to neighbouring SE15 for others - including Peckham Bazaar, Ganapati, Artusi, Peckham Levels, Mr Bao, Levan and The Begging Bowl.

Deptford has a thriving and growing social scene - check out Jazu, The Watergate, Marcella, salt and The Tea House for example. There are lots of hip hangouts in Deptford Market Yard and surrounds.

Deptford also has its own theatre: The Albany, and a modern leisure centre with lane pool.

New Cross is home to Goldsmiths University and a brilliant contemporary art gallery (Goldsmiths cca), and your local parks include Telegraph Hill (Upper and Lower, with Saturday Farmers’ Market, or hop on a bus down to Brockley Market) and Fordham Parks.

Grab fresh loaves from Blackbird Bakery or Eagle Eats by qrp station, or at Ayres on nearby Nunhead Lane. While you’re in Nunhead, check out fc Soper wet fish shop as well.

And El Vermut and Mother Superior are friendly bottle shops, with seating inside and out for a few. Kids/on the horizon?

Your most local primary schools are Hatcham Primary (which feeds to the secondary based in New Cross’s other local Conservation Area), Edmund Waller and Kender.
