Bedford Cottage, Speke Close, Ilminster, TA19 9BJ

A light-filled, southerly facing home with lovely views and a part-walled garden, ideally situated within walking distance of the attractive town centre and offering plenty of scope to make it your own.

The Property Having been a much-loved home for many years, the property is now ready for a new owner to take on the baton and make the most of its potential.

Tucked away in a quiet position yet within easy walking distance of the town centre, it sits just high enough to enjoy lovely views across the town towards Herne Hill and the countryside beyond.

The largely level setting also makes it a practical option for those looking to downsize to a more manageable home, with less to maintain both inside and out.

One of just two similar properties within the cul-de-sac, the gardens wrap around the property and are partly walled, providing a good degree of privacy despite the convenient town-centre location.

The gardens are a manageable size, offering sufficient space for those who enjoy gardening without becoming too demanding to look after, with plenty of scope for green fingers to make their mark without them being too much of a chore.

Accommodation The central hallway runs from front to rear, with a tall feature window at the back allowing plenty of gentle northern light into the stairwell.

A useful downstairs cloakroom and rear porch add to the practicality of the layout, where the principal rooms are all designed to lie across the front of the house.

To one side of the hall is a good-sized dual-aspect kitchen/breakfast room, enjoying lovely views across the town towards the surrounding countryside.

The kitchen is ready for a new owner to update and personalise, but currently provides a practical range of fitted units incorporating an electric hob, double under-counter oven, microwave and integrated fridge/freezer.

A designated breakfast area offers space for a smaller table for day to day informal eating.

Across the hall, the spacious dining room opens onto the garden and leads through a wide archway into the generous dual-aspect sitting room.

Both rooms overlook the gardens and benefit from plenty of natural light, creating versatile spaces for everyday living and entertaining.

On the first floor are three double bedrooms, each with a pleasant outlook and good levels of fitted storage, including useful dressing table areas.

The generously proportioned bathroom currently accommodates both a bath and separate shower cubicle, with scope for modernisation to suit individual tastes.

Outside The property is approached via Speke Close, a private road which leads to a shared driveway serving this property and the immediate neighbour.

The property owns the section of driveway directly in front of the house, over which the neighbouring property, Greencroft, has a right of way to reach its own driveway and garage.

In addition, there is a private driveway for this property to the west side of the house providing parking and access to the single garage, together with a further parking space on the eastern side.

The garage benefits from a useful side door providing convenient access from the garden, while an attractive arched gate gives access to the driveway.

The gardens are partly enclosed by an old period brick wall and mature hedging, creating a particularly sheltered and attractive setting.

To the south-west side is a lawned area with a mature, productive apple tree, established borders and a small summerhouse.

The rear garden features shade-loving borders and a pathway which continues around the property, leading back to the eastern side where a further sheltered area provides additional pathways and planted borders.

To the front, evergreen planting provides year-round structure, with a pathway leading to the sunny front porch.

Situation The property occupies a slightly elevated position with far-reaching views across the town to the countryside beyond, located within walking distance of the pretty town centre.

The entrance to the permitted paths through the nearby Dillington Estate is also within a short distance, providing an excellent choice for dog walking and enjoying the surrounding countryside.

Ilminster’s attractive town centre is centred around the historic Market Square and 15th-century Minster church, with a good range of independent shops and everyday amenities.

These include an award-winning butcher, delicatessen, cheese and dairy shop, homewares and antiques stores, clothing boutiques and gift shops.

The town is also well served by a centrally located Tesco supermarket and Co-op store, while nearby are the bowls and tennis clubs and the town library.

Ilminster Arts Centre provides a popular venue for exhibitions, performances and other events, with a licensed café, while the town offers a choice of pubs, cafés, restaurants and takeaways.

There is also a popular small local theatre.

There are also several hairdressers and beauty salons, a dental surgery and a modern health centre on the southern side of the town, incorporating two doctors’ surgeries.

Often regarded as one of South Somerset’s prettiest market towns, Ilminster provides a good range of amenities for day-to-day living close at hand.

For those travelling further afield, the town enjoys excellent road connections via the A303 and A358.
