Fish Hill, Broadway, Gloucestershire, WR12 7LD

A HANDSOME GRADE II LISTED FORMER PUBLIC HOUSE DATING FROM THE LATE 18TH CENTURY, OCCUPYING A GENEROUS PLOT IN AN ENVIABLE POSITION ON FISH HILL, OFFERING BEAUTIFULLY PROPORTIONED ACCOMMODATION WITH EXCITING SCOPE FOR FURTHER ENHANCEMENT.

Steeped in history and believed to date from 1771, The Fish is a distinctive Grade II Listed Cotswold stone residence occupying a wonderful position on the edge of Broadway.

Originally built as a summer house for Sir John Cotterell before evolving into a public house and, more recently, a private home, the property offers an abundance of character with exposed stone walls, impressive timbers and a wealth of original features throughout.

Extending to over 1,900 sq ft, the accommodation is both generous and versatile, presenting an excellent opportunity for a new owner to sympathetically update certain areas whilst creating a truly exceptional period home.

The principal reception room is particularly impressive, with its vaulted ceiling, exposed beams and fireplace creating a warm and welcoming focal point.

To the rear, the kitchen/breakfast room overlooks the garden and provides an excellent everyday living space, whilst the three double bedrooms continue the period charm, with the principal bedroom especially rich in character.

Of particular note is the extensive lower ground floor, incorporating two substantial cellars together with an adjoining snug, offering considerable potential for conversion into additional living accommodation, a home office, studio, cinema or leisure space, subject to the necessary consents.

This flexibility, combined with the property's rich heritage, makes The Fish an increasingly rare opportunity within one of the Cotswolds' most desirable villages.

The property occupies an unusually generous plot, with mature gardens extending to the rear, providing a delightful balance of lawn, established trees and planting that afford both privacy and a picturesque setting.

A paved terrace adjoins the house, creating an ideal space for outdoor dining and entertaining, whilst the elevated position enjoys attractive views across the surrounding countryside.

Situated on a quiet no-through road serving only a handful of properties, there is ample parking, and the combination of the sizeable gardens, historic setting and significant scope for further enhancement creates a property of exceptional long-term appeal.

The Fish sits in a rural location with its closest town being Broadway.

Broadway offers an excellent range of everyday amenities including independent shops, convenience stores, art galleries, antique dealers, and a post office.

It also has essential services such as a community library, a medical centre with a doctors' surgery, and dental practices.

For dining and accommodation, the village is home to several highly regarded hotels, inns, and restaurants, including the iconic Lygon Arms Hotel, which has hosted guests ranging from Oliver Cromwell to Elizabeth Taylor.

Cultural life in Broadway is enriched by local events, artisan markets, and attractions such as the Gordon Russell Design Museum and the Broadway Museum and Art Gallery.

The village also provides easy access to nearby attractions like the Broadway Tower-a folly with panoramic views across sixteen counties-and forms part of the Cotswold Way walking trail, making it a popular base for ramblers and nature lovers.

The principal cultural and commercial centres of Cheltenham, Stratford-upon-Avon, and Oxford are all within easy reach, offering further shopping, educational, and recreational facilities.

Transport connections are very good: the A44 runs through the village, providing direct access to the M5 (via Evesham and Worcester) and the M40 (via Oxford), making it convenient for commuting to Birmingham, London, and the wider Midlands.

For rail travel, mainline services to London Paddington and other major cities are available from nearby stations at Moreton-in-Marsh, Evesham, and Honeybourne.

Additionally, Broadway is served by a heritage station on the Gloucestershire Warwickshire Steam Railway, offering scenic journeys through the Cotswold countryside and links to Cheltenham Racecourse.
