Caledonia, Elchies, Aberlour, AB38 9SL

Detached contemporary house with excellent outbuildings in peaceful forest setting of about 40 acres.

Description A wonderfully private house nestled within 40 acres of its own native pine woodland, Caledonia strikes an Alpine note with its pretty gable front reminiscent of a traditional Swiss ski lodge, yet the property was constructed just eight or so years ago, with an off-grid, sustainable lifestyle in mind.

Solar panels and a hybrid heating system along with excellent insulation, double glazing and its own water filtration system mean that this eco-friendly house is extremely economical to run.

Caledonia will appeal to anyone seeking tranquillity and seclusion in nature, and a simpler way of life.

Caledonia is characterised by its decked verandah that runs the width of the house and its sister balcony above, creating a lovely first impression.

Inside, the double height hallway sets the scene for a central theme running throughout the property – warm, pine cladding and stripped, sealed floorboards.

A cosy wood burner is double sided and shared with the living room which is dual aspect and has a door out to the verandah.

The sitting space is semi-open plan to the inviting farmhouse-style kitchen which has Shaker-style units and burgundy gas Rangemaster with attractive Mediterranean-style tiled splashback.

There is plenty of space for a dining table and chairs, although the dining room provides another option for entertaining (or depending on a buyer’s requirements, this room could be a downstairs fourth double bedroom.) Off here is the sun porch which brings the outdoors in, and this lower level is completed by a double bedroom and bathroom with both bath and walk in shower.

Upstairs lies one of Caledonia’s greatest assets: A fabulous first floor sitting room which has quadruple glazed doors sliding out to the full-width balcony from where you can enjoy delightful countryside views.

Also on this level are the other two bedrooms, one of which also accesses the balcony. Completing the accommodation in the main house is a second bathroom.

Outside: The immediate garden grounds extend to about 2.5 acres of Scots pine, heather and lawns, enclosed by timber deer fencing. The grounds include a raised decked seating area and solar panels.

A detached timber-built plant room houses the batteries for the solar panels, hybrid power generator and the oil generator.

Other outbuildings include the separate filtration store which is home to the filtration system for the private water supply; a greenhouse and garden sheds. Garage: Timber built, four vehicle garage.
