Grenville View, Cotford St. Luke, Taunton, Somerset, TA4 1JH

A delightful two-bedroom terraced house, which is well presented throughout. The house was built in 1999 and has been loved and cared for by the current owners since 2023.

You enter through the front door into the entrance hall, with stairs rising to the first floor and a door to the living room.

The Owners Love - The current owners have loved the convenience and close proximity of footpaths and amenities just a short walk from the front door.

They particularly love “the easy to get out into the Quantock Hills”. They will mostly miss “the spacious bedrooms and our newly refurbished bathroom” which has been a real luxury.

The living room is situated at the front of the house and enjoys an attractive outlook over the green space opposite. A door opens to the kitchen/dining area.

The kitchen diner is located at the rear of the house and benefits from a variety of fitted wall and base units with work surfaces over and inset sink with drainer.

There is space for a fridge/freezer, washing machine and an electric cooker with hood over.

A window overlooks the rear garden and there is space for a breakfast table as well as a door opening to the rear garden.

Upstairs, on the first-floor landing, there is a loft access hatch, doors to the bedrooms and bathroom.

The master bedroom is a good size double and has two windows overlooking the front aspect and the greenspace opposite. The second bedroom is again a good size and overlooks the rear garden.

The bathroom has benefitted from a recent refit and is now fitted with a three-piece suite including WC, washbasin, and bath with shower over.

George Loves - “My first house was almost identical, and it really did feel like home when I arrived!

It is the perfect size for somebody living on their own, a couple, or even people with a young child as both bedrooms are a good size.

I also love a good outdoors space and am partial to a good barbeque in the summer months.

The garden is a great size, low maintenance and it is clear to see how much the owners have loved living outside in the summer months.

With a great communal green opposite, it really does make you feel as though you are in the middle of the countryside when you look out the window.” Outside, to the rear of the property there is a lovely, low maintenance garden, which enjoys a good degree of privacy considering the setting.

The garden is laid predominantly to patio and is enclosed by timber fenced borders. To the rear, there is a gate providing access to two off road parking spaces.

Agents Notes: The owners were tenants before buying the property at a reduced price, below the current market value at the time, from their landlord in 2023.

Since then, they have completely refitted the bathroom, installed a new composite back door, new garden fences both sides, new carpets and flooring and had the boiler serviced annually.
