13, Royal Crescent, East Sussex, BN2 1AL

Rarely on the market, the elegant houses in Royal Crescent faced by black mathematical tiles are an iconic seafront landmark, the first to be built both facing the sea and as a coherent whole.

Now Grade II* listed, this sought after terrace was once home to Sir Laurence Olivier and this beautiful three bedroom family home stands at the eastern end with stunning views over the English Channel sweeping over the Pier to the bay of Worthing in the west.

Set back from the seafront behind well-tended gardens, inside every room is light and airy, and care has been taken to retain precious period detail.

Between the Georgian Lanes and Brighton Marina, this four storey home forms the major part of the building and has a spacious, private roof terrace, rare to find in this popular location around the corner from the fashionable shops, cafes and restaurants of Kemp Town Village which also hosts the award winning Brighton College and the County Hospital.

The Royal Pavilion and theatres are within walking distance and it is also close to bus routes to the centre of the city and the station, making life easy for home seekers or weekenders, and as this historic home is also near the law courts, Amex, Queen’s Park and popular schools, it will also appeal to investors.

To the right, the family room is bright and cheerful with glorious views over the manicured gardens to the sea through the south west facing bay windows.

The grey marble fireplace has a beautiful black stone and brass inset, now holding a flame effect gas fire more suited to a contemporary life style.

Behind you, tall central doors keep your options open and reveal a big, bright family friendly kitchen/ diner with plenty of room for a table where the children – or your partner- can join you as you create the incentive to finish the home work.

Attractive limed oak units provide ample practical work surfaces and the electric touch induction hob beneath a stylish extractor is set at an angle to the room, allowing the chef to be sociable.

Two Bosch ovens are thoughtfully placed in a tower to prevent awkward lifting, the Siemens microwave is also integrated and tucked away beneath an arch there is room for a big family freezer.

At the end of the hallway, past two built in cupboards, the utility room has been designed with care and has natural light, charcoal grey painted units, marble work surfaces and a Belfast sink as well as plumbing for machines, and a discreet w.c.

Is hidden out of sight. At the top of the stairs, the music room is full of light streaming through a graceful floor to ceiling east facing bay window.

In the far wall, the door opens to steps to a surprisingly private roof terrace which is quite sheltered and large enough for stylish entertaining.

The crowning glory of this beautiful Regency house, the reception spans the full width of the building and opens to the intricately wrought, south facing iron balcony.

With views sweeping from the east over the glittering Pier and on over to the Bay of Worthing and open water, you are reminded why people love to live in this historic coastal resort and as the windows stretch from the original cornice to the broad, gleaming floorboards, you can also enjoy the winter storms whilst sitting by the fire inset into a marble fireplace carved with garlands.

Original shutters keep the house secure when you are away and folding doors in the central wall lead through to a peaceful study of generous proportions with views across to the characterful Mews built to service the Terrace and which also has a beautiful, period fireplace.

On the first floor landing, the guest shower room is decorated in the colours of the sea and is wet room in style, with an up to the minute dual headed shower system and classic Burlington hand basin.

The second floor is all about a bit of well- deserved pampering in a magnificent setting.

Sea views pour into the master bedroom through windows so large that you can enjoy the sparkling English Channel even from bed.

The ceiling is lofty and the room restfully large with a unique, Regency fireplace with romantic, flowered tiles.

A door leads through a splendid, walk in closet and on into a stylish bathroom where you can unwind in a bath with wide sills for candles and Champagne.

The white suite includes a bidet and there is ample storage both next to and above the hand basin. Up on the top floor, the lobby has plenty of storage already in place for you.

The second, generous double bedroom at the back is lovely and quiet and is ready to move into with fitted wardrobes.

The third spacious double bedroom at the front is completely private as it has serene views over the rolling sea and has a playful, hidden wardrobe and next door, your children or guests can bathe in glory watching the sea from a claw footed bath which has a shower attachment.
