A STUNNING CONTEMPORARY BARN CONVERSION ENJOYING A WONDERFUL RURAL OUTLOOK OVER THE OUSE VALLEY The sale of Manor Barn offers a rare opportunity to acquire a truly stunning barn conversion in the heart of this popular village with priceless views over its own secluded mediterranean courtyard and to the rear over the unspoilt Ouse Valley.

Formerly part of the Brafield Estate, the barn was converted approximately 20 years ago by a renowned local builder.

Manor Barn is centred around a walled mediterranean style courtyard with separate detached cottage providing excellent guest accommodation/annexe facilities and ideally suited for those looking for multi-generational living.

The property is initially approached over a shared drive into its own private drive with generous parking and access to garaging for four vehicles.

The property has a very traditional feel being built of stone under a mainly pan tiled and slate roof and internally many of the interior walls are exposed.

Whilst traditional in construction the barn benefits from 21st century technology which combine to create a luxurious contemporary family home.

The conversion has incorporated many fine features including stone quoin window openings, timber framed double glazing, internal bespoke solid oak joinery and Lincolnshire limestone flooring.

A viewing is highly recommended to fully appreciate the extent and presentation of accommodation and its delightful and peaceful setting with rural outlook.

GROUND FLOOR Accessed through the courtyard, the solid oak front door opens into the vaulted reception hall/dining room which benefits from glazed bi-fold doors peeling back to provide uninterrupted views over the Ouse Valley and open countryside beyond.

The drawing room and entertaining rooms combined to provide a wonderful entertaining space with wood burner enjoying pride of place at the far end flanked by two full height wooden storage cupboards either side.

Solid oak flooring runs throughout this part of the property and bi-fold doors in the centre of the room allow access directly into the courtyard and rear garden.

A trap door reveals steps leading down to a clever wine cellar utilising the original grain pit.

Situated in the east wing and overlooking the courtyard is amazing part vaulted kitchen/breakfast/family room with the focal point being the handcrafted Sycamore kitchen with Bordeaux granite worksurfaces and matching island unit.

Manor Barn has been converted with entertaining in mind and the kitchen is exceedingly well equipped with quadruple ovens, four ring induction hob along with integrated dishwasher and fridges including separate drinks fridge.

The generous proportions of this room allow for an informal dining area and family seating area.

The western elevation is mainly glazed from floor to ceiling with bi-fold doors opening directly onto the mediterranean courtyard with elevated terrace providing excellent alfresco dining facilities.

Off the kitchen is an inner hallway leading to study with bespoke oak desk, cloakroom and well-equipped utility room. FIRST FLOOR The bedrooms are accessed via two separate staircases.

The main staircase rises up from the vaulted drawing/entertaining room offering access to three double bedroom suites.

The master bedroom is spacious and benefits from extensive hand built oak wardrobes with luxurious en-suite bathroom including triple shower, system pool hydro bath incorporating massage therapy and “Starlight” fibre optic lighting to create different atmospheres to help one relax and unwind.

Accessed off the main landing are two further double bedrooms both of which benefit from well equipped and fitted en-suite facilities with bedroom three having separate dressing room area.

Two further double bedrooms are accessed via a separate staircase in the east wing with a family bathroom lying in between serving the two rooms.

THE COTTAGE In the southwest corner of the courtyard is a detached cottage which has been converted to the same high standards as Manor Barn.

The current layout includes fitted galley kitchen opening into living room with separate double bedroom and adjoining shower room.

The cottage offers excellent accommodation for guests or dependent relatives but equally adaptable to create stunning home office if required.

THE COURTYARD The south facing walled courtyard is a real sun trap and enjoys a high degree of seclusion and privacy.

Landscaped in a mediterranean style, the courtyard provides excellent outdoor dining and entertaining facilities complimented by outdoor lighting which creates a real atmosphere in the evenings.

GARDEN The main garden lies to the rear from where one can enjoy stunning views across to St Nicholas Parish Church and the Ouse Valley with open countryside beyond.

The formal lawn is enclosed by post and rail fencing and raised terracing runs along the rear elevation of the barn offering further entertaining areas.

GARAGING AND PARKING The cleverly designed garage block allows for the potential garaging of four vehicles.

Attic roof trusses were used giving the possibilities of creating a games room/gym/storage room above.

To the front of the garaging is a gravelled parking area for four vehicles with additional parking available at the bottom of the drive which runs down past the garaging.
