Walker Fold, Chaigley, BB7 3LU

Nestled within an utterly breathtaking position amongst the rolling landscapes of the Ribble Valley, Old School Room is an exceptional detached residence offering a rare fusion of historic character, contemporary architecture and highly efficient modern living.

Quietly tucked away within the picturesque hamlet of Chaigley, the property enjoys a remarkable sense of privacy and tranquillity, surrounded by glorious open countryside with panoramic views stretching towards Trough of Bowland and the surrounding fells, whilst remaining surprisingly accessible to nearby towns, schools and amenities.

As its name suggests, Old School Room began life as a Georgian school room and still retains strong historical links to the Mormon church, giving the home a fascinating heritage and unmistakable sense of individuality.

Over time, and particularly under the careful stewardship of the current owners, the property has undergone a remarkable transformation.

The original stone-built structure has been sympathetically preserved and enhanced, whilst an extensive architect-designed extension — now accounting for more than two-thirds of the accommodation — has created a substantial and highly versatile modern family home.

What makes Old School Room so special is the effortless balance between old and new.

The original building retains immense charm, warmth and atmosphere, with beautiful proportions, characterful detailing and large arched windows framing the surrounding countryside.

In contrast, the contemporary extension introduces light-filled open-plan living spaces designed entirely around modern family life, entertaining and connection to the landscape.

The result is a home that feels architecturally impressive yet deeply comfortable and welcoming. The accommodation is both generous and highly versatile.

At the heart of the home lies a spectacular open-plan kitchen, dining and living space flooded with natural light from expansive glazing, skylights and panoramic doors opening directly onto the gardens and terraces beyond.

The kitchen is beautifully appointed with a substantial central island, sleek cabinetry, integrated appliances and extensive preparation space, creating an ideal environment for family life and entertaining alike.

Externally clad in Western Red Cedar, this section of the house perfectly demonstrates the harmonious relationship between contemporary design and the surrounding rural landscape.

Just beyond the kitchen, the original school room side of the house offers a completely different feel — cosy, characterful and full of warmth.

Currently used as a relaxed family lounge and informal dining space, it’s the sort of room that naturally draws people together.

A beautiful stone feature wall with a wood-burning stove creates a wonderfully comforting focal point, whilst large windows frame lovely views across the surrounding countryside.

Rich in atmosphere and charm, this is a room made for slow evenings, family gatherings, coffee by the fire and watching the seasons change outside.

Additional reception spaces include a cinema room, ideal for family movie nights and entertaining, alongside superb home-working accommodation including a dedicated office enjoying magnificent views across the open countryside, as well as an additional office nook upstairs.

Bedroom accommodation is thoughtfully arranged across both the original and newer sections of the property, providing excellent flexibility for family living and guests alike.

The newer wing incorporates two luxurious en-suite bedroom suites alongside a highly versatile lower ground floor room, which could equally function as additional bedroom accommodation, gym space, hobby room or guest accommodation depending upon individual requirements.

The principal suite is particularly impressive, enjoying direct access onto a private decked seating area overlooking the gardens and surrounding landscape, creating a peaceful sanctuary immersed within nature.

The additional bedrooms are beautifully presented, each benefiting from attractive outlooks, abundant natural light and a calm, restful atmosphere.

Across the property are four beautifully appointed bathrooms finished to an exceptional standard, with freestanding bath, walk-in showers and carefully selected contemporary fittings.

Externally, Old School Room is equally impressive. Secure gated access leads onto a sweeping driveway providing extensive parking and access to the subterranean garage and car port.

The gardens have been thoughtfully landscaped to create a series of interconnected outdoor spaces perfectly suited to both relaxation and entertaining.

Meandering lawns, mature planting, natural stonework and carefully positioned terraces all combine to create a setting that feels wonderfully established and entirely in keeping with the surrounding countryside.

The connection to nature here is especially striking, with the gardens and adjoining fell abundant in wildlife throughout the seasons.

Deer are frequent visitors to the grounds, whilst curlew, woodpeckers, hares and cuckoos can often be seen or heard around the property, creating an atmosphere that feels peaceful, unspoilt and deeply immersed within the landscape.

One of the most captivating features of the grounds is the stunning wild swimming pond, positioned beautifully within the landscape and enhancing the tranquil atmosphere of the property.

Extensive outdoor seating and alfresco dining areas allow the gardens to be enjoyed fully throughout the warmer months, whilst direct access onto the fell at the rear provides endless opportunities for walking and exploring straight from the doorstep.

Practicality has also been carefully considered throughout.

A generous boot room, utility room, pantry and downstairs shower room provide excellent everyday functionality, whilst the house benefits from fibre broadband, efficient heating systems and modern infrastructure throughout.

The original Georgian section of the property has also undergone extensive improvement works including re-roofing with new timbers and slates, upgraded insulation, replacement glazing and improved ventilation systems.

Despite the extraordinary sense of seclusion and escape, Old School Room remains exceptionally well connected.

Stonyhurst College is within easy reach, whilst the thriving market town of Clitheroe offers an excellent range of shops, restaurants, cafés and amenities.

Longridge is also conveniently positioned nearby, alongside excellent access to the wider Ribble Valley and surrounding road networks. Old School Room is far more than simply a beautiful house.

It is a thoughtfully created lifestyle home where heritage, architecture, efficiency and landscape combine to deliver something truly unique within one of Lancashire’s most desirable rural settings.
