AN IMPRESSIVE FARMHOUSE WITH SEPARATE BARN AND BEAUTIFUL GARDENS ALL SITTING IN A PEACEFUL EDGE OF VILLAGE LOCATION TOTALLING JUST UNDER 8 ACRES.

Top Farm is an impressive, well maintained Cotswold farmhouse that has been refurbished in recent years, constructed in the local honey-coloured stone and offering generous, well-proportioned accommodation with a wealth of period character.

The house combines traditional features, including exposed beams, stone mullioned windows and substantial fireplaces, with comfortable modern-day living.

The principal reception rooms are particularly appealing: the drawing room is a wonderfully inviting room with an open fireplace, while the dining room has a magnificent inglenook fireplace with wood-burning stove and provides an excellent setting for entertaining.

A study and sitting room provide further flexible reception space.

At the heart of the house is the spacious kitchen/breakfast room, fitted with painted cabinetry, stone work surfaces, a Belfast sink and an Aga, with ample room for informal dining.

Practical ancillary accommodation includes a utility room, boot room and cloakroom.

The bedroom accommodation is equally generous, with six bedrooms and three bathrooms, together with useful attic storage rooms.

The principal bedroom is an especially spacious and attractive room, enjoying lovely views and retaining exposed timbers and other character features.

Top Farm occupies a particularly attractive rural setting, surrounded by beautiful gardens and grounds which complement the house exceptionally well.

The formal gardens are predominantly laid to lawn with well-stocked flower and shrub borders, mature trees, clipped hedging and traditional Cotswold stone walls.

A lavender-lined path leads to the front door, while terraces adjoining the house provide delightful areas for outside dining and entertaining, with far-reaching views across the surrounding countryside.

The property is approached from the lane over a tarmac drive leading into a generous courtyard beside the house and the impressive detached barn.

This substantial traditional building provides excellent ancillary space, including a gym, tool store, garage with EV charger, further stores and wood store.

There is also a separate stone outbuilding within the grounds. Beyond the more formal gardens are an orchard and paddock, creating an appealing balance of landscaped and more open ground.

In all, the property extends to approximately 7.95 acres (3.22 hectares).

Top Farm is located in the peaceful village of Laverton, approximately 3 miles south of Broadway, on the edge of the Cotswold escarpment.
