Positioned within one of Harlow's most distinctive and architecturally interesting modern neighbourhoods, this spacious two-bedroom ground-floor apartment offers an excellent combination of contemporary accommodation, generous room proportions, excellent local amenities and strong commuter connections.

The property extends to approximately 65.5 sq m / 705 sq ft and is considerably more spacious than many modern apartments, with the centrepiece being the impressive 23'2" x 14'10" open-plan kitchen, reception and dining room.

Both bedrooms are genuine doubles, while further benefits include a modern bathroom, a welcoming entrance hall, extensive natural light, attractive views and allocated parking.

Its position is particularly appealing.

The additional aerial photography illustrates just how well Newhall combines striking modern architecture with generous green spaces, mature landscaping and recreational areas.

Directly opposite the development are extensive playing fields, creating a wonderfully open aspect rarely associated with apartment living.

Key Features Spacious two-double-bedroom ground-floor apartment Approximately 705 sq ft / 65.5 sq m Superb 23'2" open-plan kitchen/reception/dining room Two generously proportioned double bedrooms Modern fitted bathroom Contemporary fitted kitchen Excellent natural light from numerous full-height windows Attractive outlook towards neighbouring playing fields Allocated parking Well-maintained communal entrance Highly regarded Newhall development Approximately 0.1 mile from the nearest bus stop Approximately 1.4 miles from Harlow Mill railway station Approximately 1.9 miles from Harlow Town railway station Excellent choice of nearby Ofsted-rated Good schools Tesco, Co-op, pharmacy and medical facilities close by Excellent access to the A414 and M11 Convenient for Old Harlow, Church Langley and Harlow town centre Ideal for first-time buyers, commuters, couples, small families or purchasers looking to downsize The Accommodation The apartment is approached through a well-maintained communal entrance, with the property itself conveniently positioned at ground-floor level.

Opening the front door reveals a useful entrance hallway which gives independent access to the principal rooms and provides a pleasant separation between the living and sleeping accommodation.

The flooring continues through much of the apartment, creating a contemporary and cohesive feel.

Kitchen / Reception / Dining Room Without question, one of the apartment's strongest features is its excellent open-plan living space.

Measuring approximately 23'2" x 14'10" (7.06m x 4.52m), this is a genuinely substantial room providing clearly defined areas for cooking, dining, relaxing and entertaining.

The living section comfortably accommodates a large corner sofa and substantial television furniture while still retaining an impressive feeling of space.

Full-height glazing allows plenty of natural light into the room and provides a connection with the attractive surroundings outside.

There is ample room for a dining table and chairs, making this far more than simply an apartment lounge. It is a proper social space where family and friends can comfortably gather.

The kitchen is incorporated neatly into the open-plan arrangement and has been fitted with a comprehensive range of contemporary light-coloured wall and base units complemented by contrasting work surfaces.

There is a built-in oven and hob, stainless-steel splashback, inset sink and generous preparation and storage space.

The open-plan configuration means that whoever is preparing meals remains part of the conversation rather than being isolated in a separate kitchen.

It is a layout particularly well suited to modern lifestyles and creates a sense of space normally associated with considerably larger homes.

Principal Bedroom The principal bedroom is another particularly impressive room, measuring approximately 13'8" x 10'9" (4.17m x 3.28m).

This is a generous double bedroom with plenty of room for a substantial bed and additional bedroom furniture.

Large areas of glazing provide excellent levels of daylight and, as demonstrated by the photographs, the proportions remain comfortable even with sizeable furniture in place.

The bedroom also benefits from extensive fitted mirrored wardrobes, providing valuable storage while reflecting additional light around the room.

Bedroom Two Bedroom two measures approximately 12'10" x 11'0" (3.91m x 3.35m) and is again a genuine double bedroom rather than the small second bedroom sometimes found in modern apartments.

Its excellent dimensions make it highly versatile.

For a family it makes a substantial child's bedroom; for professional purchasers it could provide a guest bedroom and home office combination; while those downsizing have plenty of space for visiting family.

Again, extensive fitted wardrobes provide a considerable amount of storage.

Bathroom The bathroom is finished in a clean contemporary style and incorporates a white suite comprising a panel-enclosed bath with shower arrangement and glazed shower screen, pedestal wash hand basin and WC.

Extensive wall tiling, tiled flooring, a substantial wall mirror and recessed lighting complete the room.

Parking and Outside Environment The property benefits from allocated parking, an important consideration for apartment purchasers and commuters alike.

Perhaps even more noteworthy, however, is the setting. The aerial photographs demonstrate the unusually spacious environment immediately surrounding this part of Newhall.

Rather than looking across a dense urban streetscape, the apartment building enjoys a position alongside a substantial expanse of recreational playing fields edged by mature trees.

This provides a wonderfully open feeling and contributes enormously to the appeal of the location.

Living in Newhall Newhall has established itself as one of Harlow's most distinctive and desirable modern residential areas.

Unlike many conventional housing developments, Newhall was conceived as a genuinely design-led neighbourhood, with considerable emphasis placed on architecture, landscaping, pedestrian-friendly streets and the integration of green spaces.

The result is an area with a strong individual identity.

Throughout Newhall there is an eclectic mixture of contemporary houses and apartments featuring brick, timber, render, slate and striking roof designs.

The variety of architecture gives the neighbourhood far more character than many similarly aged developments. Yet Newhall's appeal goes considerably further than its architecture.

Footpaths, cycleways, landscaped areas and open spaces have been incorporated throughout the neighbourhood, while the proximity of the playing fields immediately opposite Braggowens Ley makes this particular location especially appealing to anyone who enjoys walking, running or simply having greenery close to home.

Day-to-day conveniences are also remarkably accessible.

A Tesco supermarket at Church Langley is approximately 0.3 miles away, while a Co-op and additional local facilities can also be found around Newhall's neighbourhood centre.

Cafés, takeaway facilities, a pharmacy, community facilities and other everyday services are available within the immediate Newhall and Church Langley area.

For purchasers who want modern surroundings without being dependent on driving everywhere, Newhall works particularly well.

Excellent Schools Nearby Families are extremely well catered for, with several highly regarded schools within a remarkably short distance.

Church Langley Community Primary School, currently rated Good by Ofsted, is approximately 0.3 miles away, while Newhall Primary Academy, also rated Good, is only approximately 0.4 miles from the property.

Newhall Primary Academy caters for children from early years through primary age, making its proximity particularly convenient for younger families.

There are additional primary-school choices throughout Church Langley and Old Harlow.

For secondary education, Passmores Academy, approximately 1.1 miles away, is rated Good by Ofsted, while Burnt Mill Academy, approximately 1.3 miles away, is also rated Good.

There are numerous other primary and secondary schools throughout Harlow, together with Harlow College for further education.

As always, purchasers should independently confirm current school admissions policies and catchment arrangements where these are important to their purchase.

Outstanding Transport Connections Newhall is particularly well placed for commuters.

Harlow Mill railway station is approximately 1.4 miles away, while the larger Harlow Town station is approximately 1.9 miles away.

Both provide services towards London Liverpool Street, with Harlow Town offering particularly attractive journey times - the fastest scheduled services are around the 30-minute mark.

Services also run towards Stratford, Cambridge, Bishop's Stortford and Stansted Airport, making the location exceptionally practical for commuters and airport workers.

Stansted Airport itself can be reached directly by train from Harlow Town, with the fastest rail journeys taking around 17 minutes. Bus connections are equally convenient.

The Braggowens Ley bus stop is only around 0.1 mile from the property, with services connecting Newhall to other parts of Harlow and onwards to the town centre and transport hubs.

For motorists, access to the road network is excellent. The A414 provides routes west towards Hertford and the A10 and east towards Chelmsford, while the M11 is readily accessible.

The newer M11 Junction 7A has significantly improved access between this side of Harlow and the motorway.

From the M11 there are straightforward onward connections towards London and the M25 to the south and Cambridge and Stansted to the north.

This combination of road and rail accessibility is one of Harlow's major attractions for commuters. Medical Facilities Healthcare facilities are also close at hand.

Church Langley Medical Practice is approximately half a mile away, with pharmacy facilities also available locally.

Old Harlow offers further gp and healthcare provision approximately a mile away, while additional medical centres and dental practices can be found throughout Harlow.

Princess Alexandra Hospital, Harlow's principal acute hospital, is approximately 2.2 miles from the property, providing A&E and a broad range of hospital services.

For private healthcare, The Rivers Hospital near Sawbridgeworth is also within easy driving distance.

Shopping and Everyday Amenities For everyday shopping, residents have an excellent selection close to home.

Tesco at neighbouring Church Langley is approximately 0.3 miles away, while Newhall itself has local shops and amenities.

A much wider choice can be found approximately two miles away in Harlow town centre.

The Water Gardens is one of Harlow's principal retail and leisure destinations and includes major high-street retailers alongside restaurants and cafés.

The town centre also provides the Harvey Centre and surrounding shopping streets, giving residents access to supermarkets, retail stores, banks, restaurants, cafés and numerous professional services.

Old Harlow provides a completely different experience, with a more traditional High Street environment, independent businesses, cafés, restaurants and pubs.

Leisure, Parks and Family Life in Harlow One of the major advantages of Harlow is the extraordinary amount of green space incorporated within the town.

Harlow Town Park extends to more than 160 acres and is one of the country's larger urban parks.

For families it offers an enormous variety of facilities including Pets' Corner, adventure and inclusive play areas, landscaped gardens, paddling facilities, a skate park, outdoor gym, open grassland, marshes and walking routes.

There is also a café, bandstand and a regular programme of community events.

Harlow's extensive network of cycleways and footpaths makes it possible to travel around large parts of the town away from major roads, something that continues to distinguish Harlow from many other towns of a similar size.

Nature lovers can visit Parndon Wood Nature Reserve, an ancient woodland environment with walking trails and abundant wildlife.

The River Stort and its towpath provide another attractive recreational route for walkers, runners and cyclists, with the river corridor extending towards Sawbridgeworth, Roydon and the wider Lee Valley.

Sport is particularly well catered for. Harlow Leisurezone incorporates a 25-metre swimming pool, gym, sports arena, fitness studios, squash courts and numerous other sporting and leisure facilities.

The town also supports football, rugby, cricket, tennis, athletics and numerous specialist clubs.

For entertainment, Harlow Playhouse provides theatre, comedy, music, dance and family productions throughout the year.

One of Harlow's less well-known but most remarkable attractions is its public art collection.

The town contains more than 100 public artworks and sculptures, with internationally important artists represented, including Henry Moore, Barbara Hepworth and Elisabeth Frink.

Old Harlow, Church Langley and the Surrounding Area Another advantage of Newhall is that residents are not restricted to Harlow itself.

Church Langley adjoins Newhall and provides further shops, schools, community facilities and recreational spaces.

Old Harlow, approximately a mile away, offers a very different atmosphere from the modern architecture of Newhall.

Its traditional High Street, older buildings, restaurants, cafés, pubs and local businesses give it something closer to the character of a small Essex market town.

Heading north, Sawbridgeworth is only a few miles away and provides another attractive historic town centre together with its own railway station, independent businesses, restaurants and countryside walks.

Beyond Sawbridgeworth lies Bishop's Stortford, one of the largest and most popular towns in the area, offering an extensive range of shops, restaurants, leisure facilities, schools and another mainline railway station.

To the south, Epping provides an attractive traditional High Street together with access to Epping Forest and the London Underground's Central line.

Nearby villages including Sheering, Matching, High Wych and Roydon offer quintessential Essex and Hertfordshire countryside, country pubs, walks and village environments, meaning open countryside is never particularly far away.

Stansted Airport is approximately ten miles away, making Newhall particularly convenient for those working within the aviation industry or travelling regularly.

A Location Offering the Best of Several Worlds What makes this apartment particularly compelling is not simply the accommodation itself. It is the combination.

The buyer acquires a sizeable two-double-bedroom apartment with an unusually generous open-plan living room, two excellent bedrooms and allocated parking, while enjoying an open outlook that the aerial photography shows particularly well.

They also gain the architectural character and modern planning of Newhall, excellent nearby schools and everyday amenities, fast access to two railway stations, convenient motorway connections and all the recreational, cultural and shopping facilities of Harlow.

London remains readily commutable, Stansted Airport is easily accessible, beautiful Essex and Hertfordshire villages are only minutes away and the open countryside begins almost on the doorstep.

For first-time purchasers, professional couples, commuters, small families, investors or buyers seeking to downsize without compromising on space, this impressive ground-floor apartment in Braggowens Ley deserves serious consideration.

Early viewing is strongly recommended to appreciate not only the size of the accommodation, but also the excellent open setting and everything that the Newhall lifestyle has to offer.
