Eyarth, Llanfair Dyffryn Clwyd, Denbighshire

A captivating country cottage offering timeless character, beautiful gardens and views across the Vale of Clwyd.

Description Saddle Cottage is an attractive stone-built character home, converted from former barns belonging to the historic Jacobean Eyarth Hall estate.

Eyarth occupies an unusual limestone roche moutonnée, historically identified as the site of a Roman fort, while the adjoining countryside includes a nature reserve and protected butterfly sanctuary.

Set within a small collection of properties and approached along a private drive, the cottage enjoys a secluded semi-rural setting in the heart of the Vale of Clwyd, with far-reaching views towards the Clwydian Range.

The accommodation is arranged with an emphasis on character and versatility. A glazed timber cottage door opens into the entrance hall, which provides useful storage and access to a cloakroom.

From here, the dining room forms a welcoming central space, enhanced by exposed oak beams and leading through to the kitchen, while steps rise to the principal reception room.

The generously proportioned sitting room is a particularly impressive space, with a high ceiling, exposed oak beams and a feature fireplace providing an attractive focal point.

Deep cottage windows take advantage of the outlook, with panoramic views across the Vale of Clwyd towards the Clwydian Range.

The kitchen has a traditional country feel, fitted with a range of timber-fronted cabinetry and work surfaces, together with a green enamelled oil-fired Aga.

French doors open directly onto the rear patio and garden, providing an easy connection between the interior and outside space.

The bedroom accommodation includes a principal bedroom with built-in storage and an en suite shower room, together with two further bedrooms.

A separate office/dressing room provides useful flexibility, while a family bathroom completes the accommodation.

Gardens and grounds Saddle Cottage is approached through a gated entrance into a gravelled forecourt providing parking for several vehicles.

The landscaped gardens complement the character of the property, with lawned areas and established planting surrounding the cottage.

To the rear, French doors from the kitchen open onto a sheltered wisteria-clad patio, creating an attractive setting for outdoor dining and seating.

Steps and pathways lead from the patio to a further lawned garden. Beneath the patio is an unusual underground wine cellar/storage cave with mains electricity.

The oil-fired boiler is accessed from the rear patio and, together with the bunded oil tank, was installed in March 2025.
