The Property An exciting opportunity to acquire a substantial mixed-use freehold property, combining an established fish and chip shop with a beautifully renovated two-bedroom apartment above.

Occupying a prime position within a popular coastal village, the property benefits from strong passing footfall and a thriving tourism trade, with the village being renowned for its golden, crescent shaped beach.

The commercial premises are currently home to a popular fish and chip shop, generating a substantial turnover, even on limited trading days and hours (books available upon request).

This already successful business offers particularly exciting scope for further growth.

A newly created sit-in restaurant area has yet to be brought into operation, presenting the incoming owner with the opportunity to introduce seated dining alongside the existing takeaway trade.

Combined with the potential to extend opening days and hours, this could provide considerable scope to increase turnover and make greater use of the property's prominent position and strong seasonal footfall.

Above the commercial premises is an impressive two-bedroom apartment extending to approximately 890 sq ft.

The accommodation has been comprehensively renovated at significant expense, creating a stylish and contemporary property.

The quality of finish, attention to detail, and end result, are of a great credit to our seller.

Vaulted ceilings enhance the sense of space, while the high-quality, ultra-modern kitchen and luxurious, spa like shower room have been finished to an excellent standard.

The generously proportioned lounge enjoys sea views and provides an impressive main living space, while both bedrooms are spacious doubles and also benefit from views towards the sea.

The apartment could provide superb accommodation for an owner-operator wishing to live above the business, while alternatively offering the potential for holiday accommodation, subject to any necessary consents and regulations.

With the freehold encompassing both the commercial premises and residential accommodation, this is a particularly versatile proposition.

An established business, untapped restaurant potential and a beautifully renovated coastal apartment combine to create an investment opportunity of a type that rarely becomes available.

For somebody looking to acquire a business, property and potential income-producing asset in one of the area's popular tourist destinations, this is an opportunity well worthy of consideration.
