Loder Cottage, 4 Priors Lane, Hinton Waldrist, SN7 8RX

Situated within an exclusive development of just six homes built by Darcliffe Homes in 2016, this beautifully presented four-bedroom family home offers over 1,500 sq ft of flexible accommodation, a high specification finish throughout and a superb village setting surrounded by open green space.

Purchased new by the current owners, the property has been thoughtfully enhanced over the years, most notably with the addition of a professionally converted second-floor in 2023.

Completed with full building regulation approval and backed by a 5 year guarantee, much of this exceptional space is currently used as a second living room but would equally make a fantastic principal bedroom suite, cinema room, or teenager's retreat.

The welcoming entrance hall provides access to a cloakroom and the principal ground floor accommodation.

The lounge is a comfortable and inviting space, ideal for everyday family life, while the impressive kitchen/dining room forms the true heart of the home.

Finished to a high specification, the kitchen features stone worktops, a boiling water tap, integrated dishwasher, washer/dryer and fridge freezer, with bi-fold doors opening directly onto the garden.

Underfloor heating runs throughout the ground floor, creating a luxurious and practical living environment.

The first floor offers three well-proportioned bedrooms, including a generous principal bedroom with en-suite shower room.

The family bathroom is finished to a high standard with full-height tiling and vanity units, reflecting the quality specification carried throughout the home.

The second floor provides a substantial additional room alongside a separate study, and a useable landing space - offering excellent flexibility for modern family life, home working or guest accommodation.

Externally, the east-facing rear garden has been attractively landscaped by the current owners with raised planting beds and seating areas, creating a private and enjoyable outdoor space.

Parking is excellent, with three allocated spaces including two within the covered carport and one additional space directly behind the garden.

The carport also benefits from a useful built-in storage area.

Further benefits include solid internal doors, an air source heat pump, Gigaclear ultrafast broadband and remarkably efficient running costs.

This is an ideal home for growing families, professionals working from home or buyers seeking a high-quality village property with a strong sense of community.

There is a monthly development charge of £52.50pcm, with a residents association made up of one person from each home, appointed as a director.
