Racefield Close, Shorne, Kent, DA12 3EL

For sale by Modern Method of Auction; Starting Bid Price £750,000 plus Reservation Fee.

• For Sale by Auction – T & C’s apply • Subject to an undisclosed Reserve Price • Reservation Fee applicable • The Modern Method of Auction Built circa 1972 and occupying a generous wraparound plot of 0.34 of an acre, Lenton Garth is an individual four bedroom detached family house, forming one of just four distinctive homes within this quiet private road in the sought-after village of Shorne.

Offered with no forward chain, the property provides well-proportioned accommodation of approximately 2,177 sq ft including the garage and, whilst now offering considerable scope for modernisation, presents an exciting opportunity to reconfigure or extend, with planning permission having previously been granted.

The spacious entrance hall provides a welcoming introduction to the house and gives access to a cloakroom/WC and study, ideal for those working from home.

The principal living accommodation comprises a particularly generous sitting room with fireplace and plenty of natural light, together with an adjoining dining room overlooking and opening onto the garden.

The kitchen is positioned alongside the dining room and is complemented by a separate utility room, while the attached double garage provides excellent parking, storage and further practical space.

On the first floor are four bedrooms, including a generous principal bedroom with its own en suite shower room, together with a family bathroom serving the remaining bedrooms.

The proportions and arrangement of the existing accommodation provide an excellent basis from which a purchaser could create a home tailored to their own requirements, whether through refurbishment of the present layout or by exploring the property's previous planning permission and further potential, subject of course to any necessary consents.

A particular feature of Lenton Garth is its setting within a plot extending to approximately third of an acre.

The house is approached over a spacious in-and-out driveway providing ample off-road parking and access to the attached double garage, while the gardens wrap around the property and extend particularly well to the rear.

Predominantly laid to lawn, with established trees and planting, the size and breadth of the outside space provide an increasingly rare degree of openness around the house and further enhance its potential.

For those looking to create their long-term family home, Lenton Garth offers an appealing combination of space, setting and opportunity.

Its individual design, generous plot and scope for updating or extending should appeal equally to local buyers looking to remain within the area and those seeking an escape from London to a more relaxed village environment, without sacrificing convenient access to the capital.

Shorne itself has retained much of the character and atmosphere associated with a traditional Kent village, with its historic church, local shops, popular public houses and well-regarded primary school.

The village also benefits from the nearby Shorne Woods Country Park, providing extensive countryside, woodland and walking opportunities virtually on the doorstep.

Despite its semi-rural feel, the village is extremely well placed for wider amenities and transport connections.

Gravesend, Rochester and the Medway Towns are within easy reach, while Bluewater offers extensive shopping, dining and leisure facilities.

There is a good choice of schooling in the wider area, including grammar and independent options such as Gravesend Grammar School, The King's School Rochester, Cobham Hall and Gad's Hill School.

For commuters, the A2 provides straightforward connections to the M25 and wider motorway network, while Ebbsfleet International offers high-speed rail services into London St Pancras.

Offered with no forward chain, Lenton Garth represents a rare opportunity to acquire an individual detached home on a substantial plot in one of the area's most popular village settings, with considerable potential for its next owners to modernise, reconfigure and create a home very much of their own.

Location   Shorne is a picturesque village offering local shops, public houses, church, pre school and primary school.

Adjacent to Shorne village there is Shorne Wood Country Park, an area of outstanding natural beauty designated a site of special scientific interest for its wildlife value.

The village is within easy reach of Gravesend and Medway towns providing further excellent schooling.

Convenient access to the M2 and M25 motorways linking to both Gatwick and Heathrow airports, London, Bluewater and the International railway station at Ebbsfleet offering a 17 minute link to London and the Channel Ports.

The commuter is well served by a coach service running from the area to London, together with main line railway station at Sole Street and Higham on the Victoria and Cannon Street line respectively Directions   From our North Kent Fine & Country office proceed down Ash Road and continue into Hartley Road.
