Durrants Village Durrants is a picturesque community set within 30 acres of private parkland complete with a lake, bluebell woods, and wildflower meadow.

It offers 171 two and three-bedroom cottages and spacious two-bedroom apartments.

Beyond the village itself you will find delightful hamlets dating back to the 16th Century, with pretty market towns, independent shops, farm shops, garden centres and some excellent gastropubs.

Surrounded by the natural beauty of the rolling Sussex Downs. The landscape as diverse as it is breathtaking.

Location & History Spend just a little time in the area and it’s easy to see why it was a favourite escape for the elite in the 1800s.

Nestled within green belt countryside near the charming market town of Horsham, Durrants Village enjoys a setting that’s both peaceful and picturesque—surrounded by some of the most breathtaking landscapes in the region.

Built on the site of a former sawmill in the historic hamlet of Faygate, the village is steeped in character.

Faygate itself first appeared in records as early as 1614, and its past is laced with intrigue.

A story published in the London papers that same year claimed a fearsome serpent—or dragon—lurked in the surrounding forests.

While dramatic, this tale may have been a clever ruse to deter outsiders from venturing into the woods, which were known to be a haven for smugglers throughout the 17th and 18th centuries.

In mere minutes, you can find yourself immersed in the rolling beauty of the South Downs, a designated Area of Outstanding Natural Beauty.

Yet, you’re also perfectly positioned to enjoy the best of urban life. Stylish boutiques, high street favourites, and top-rated restaurants are all within easy reach. Looking to venture further?

The South Coast—Shoreham-by-Sea, Worthing, and beyond—is effortlessly accessible. And for international travel, Gatwick Airport is less than 20 minutes away.

It’s no surprise this district consistently ranks among the top 10 places to live in the UK.

A nearby mainline railway station connects you to a world of possibilities—whether it’s a day in London or a weekend getaway.

Wellbeing For added peace of mind, all apartments and cottages have been fitted with a 24/7 call system with on call support system available around the clock if needed.

Should additional support be something you need, either now or in the future, we can signpost you to local CQC registered domiciliary care providers.

2026 Financial Information Tenure: Leasehold Service Charge All residents pay a contribution to the running costs of the communal village facilities, support services and maintenance of the communal buildings and grounds; this is known as the ‘service charge’.

The service charge is divided into a number of components. These cover the costs of items as detailed below.

The service charge account is raised in advance and is split equally between all properties.

You will only be responsible for your proportion of the service charge for your property, and we will be responsible for the service charge on any unsold or unlet properties.

For the avoidance of doubt, you are still responsible for the service charge even if your property becomes vacant and is in the process of being sold.

Under these circumstances, the landlord, Senior Living (Durrants) Ltd may be willing to accrue service charges until the property is sold.

A copy of a typical service charge account can be obtained from the village adviser.

From 1 January 2026, the annual service charge will be: £10,332 per year for single occupancy (£861.00 per month) £11,045 per year for double occupancy (£920.42 per month Ground rent If the resale property was purchased before April 1st 2023 the ground rent ranges from £250 - £430 per annum and increases every 5 years from the initial ground rent payment date, in line with RPI.

Our sales teams will be able to provide you with that information and a complete calculation on what that means in terms of monthly expenditure.

If the resale property was purchased after April 1st 2023, there is a nominal ‘peppercorn’ rent (if demanded). In effect, no ground rent is payable.

Utilities Electricity is charged directly from your provider of choice. Water charges are billed monthly to each apartment by the management company.

Event Fee The event fee is calculated by reference to a percentage of the sale price.

The percentages at Durrants Village for the properties that are currently for sale are 5% during the first 3 years of the term, 10% thereafter.

At Durrants Village we are pleased to offer incoming residents the option of a Deed of Variation.

This creates a “Varied Lease” designed to combine industry best practices with significant financial protections for our residents.

The percentages at Durrants Village are 8% in year 1, 11% in year 2, 14% in year 3, 17% in year 4 and 20% in year 5 and thereafter.

To gain more of an insight into what this looks like, we have provided some worked examples to show you in more detail, please see the Event Fee Insert.

Bespoke illustrations can be provided for customers for any specific property, sale value and percentage change in value.
