20, Montpelier Terrace, Devon, EX34 9HR

20 Montpelier Terrace is positioned at the far end of this ever-popular Georgian terrace, believed to date back to the 1820s.

The terrace is set around an attractive green and enjoys superb views across the town towards the Bristol Channel and distant Welsh coastline.

It is also within walking distance of the picturesque harbour, with its selection of independent and renowned restaurants as well as being home to Damien Hirst’s famous Verity statue.

The property itself has been completely renovated within the past 15 years and offers an excellent blend of Georgian character and contemporary style.

It has also been recently re-painted and re-carpeted throughout, giving the accommodation a fresh and well-presented feel.

In addition, the property benefits from a double garage to the rear, along with further off-street parking for two to three vehicles.

A viewing is highly recommended to fully appreciate the location, proportions and accommodation on offer.

The accommodation briefly comprises a front door opening into a bright and spacious entrance hall, with a downstairs cloakroom and a grand staircase rising to the first floor.

There is an opening directly into the impressive dining room, which features a bay window and sea views over the Bristol Channel.

To the opposite side of the hallway, a step leads up to the kitchen/breakfast room, fitted with a modern range of base and eye-level units, adjoining work surfaces and display cabinets.

Included in the sale are the range cooker and integrated dishwasher, with space provided for a fridge/freezer. The room also offers ample floor space for a breakfast table and chairs.

Double doors from the kitchen/breakfast room open into a modern brick-based conservatory, overlooking the rear garden, with further doors leading outside.

Moving up to the first floor, there is a separate shower room and, to the front aspect, a wonderful drawing room with bay window, feature fireplace and superb sea views.

To the opposite side of the landing is a second living space currently used as an office, which could be used as bedroom five, and benefits from a range of built-in cupboards.

The second floor landing gives access to two further bedrooms. The principal bedroom is a superb size and again enjoys splendid sea views.

It also benefits from built-in wardrobes and a large en suite shower room with vanity unit and twin hand basins.

Bedroom two, positioned to the opposite side of the landing, is also a double room and benefits from its own en suite shower room.

Stairs continue to the top floor, where bedrooms three and four can be found.

Both rooms are of a good size, and a skylight window on the landing allows a generous amount of natural light to flow down the staircase.

Bedroom three also enjoys sea views and has an en suite bathroom, while bedroom four completes the accommodation with its own en suite shower room.

Outside, to the front, there is an attractive private terrace belonging to the house, with original railings.

To the rear, gated access from the road leads into a private walled garden, comprising a lawned area and additional patio.

Beyond the garden is a double garage with one double-width up-and-over door and a pitched roof, together with additional parking spaces for two to three vehicles.
