Hobson Road, Trumpington, CB2 9EH

Set within a modern, well-regarded development in Trumpington, this ground floor apartment offers a balanced combination of practical living space, direct outside access and a layout that suits both day-to-day life and longer-term flexibility.

The position will particularly appeal to those seeking step-free access and a straightforward connection into the city, Addenbrooke’s and the Biomedical Campus.

The apartment is arranged around a generous open-plan sitting, dining and kitchen space, which forms the centre of the home.

This room is notably wide, allowing for clearly defined areas without compromising circulation, and is well lit by large glazed doors opening directly onto the terrace.

The kitchen is fitted with a range of pale units and integrated appliances, with ample worktop space and storage, positioned to one side to maintain a sociable layout.

There are two double bedrooms, both of similar proportions, which gives flexibility depending on needs — whether as a guest room, workspace or shared arrangement.

The principal bedroom benefits from a built-in wardrobe. The bathroom is finished in a simple, contemporary style with a bath and overhead shower.

Storage is incorporated off the hallway, contributing to a practical and uncluttered living environment.

Externally, the property enjoys a private, terrace-style seating area set behind a low brick boundary, providing usable outdoor space without the maintenance of a garden.

In addition, there is one allocated parking space within the development. The apartment has approximately 125 years remaining on the lease.

The service charges are currently around £1899.24 per annum (reviewed annually), and the ground rent is set at a peppercorn rate.

The property is a shared ownership with the rent on the 50% shared ownership basis being set at £519 per calendar month. The property is valued at £410,000 for full market value.

Trumpington is a thriving, fast growing part of the city that still manages to retain its village identity and sense of community.

It is exceptionally well located for access into the Addenbrooke's campus, out to the M11 and into the city by car, bus, guided bus, one of a few purpose-built cycle routes, or even an enthusiastic walk.

The city's mainline station can be easily reached along the guided busway cycleway without having to mix with car traffic at all and construction for its station, Cambridge South, is now underway with expected completion in 2026.

The area has three primary schools and a state-of-the-art secondary school with excellent sporting facilities that are available to the community outside school hours.

Many of the city's finest private schools are also within easy cycling distance.

There are various restaurants, pubs, shops, a post office, a barber, GP surgery, a pharmacy, a library, a performance space and a community centre.

There is a major Waitrose supermarket and two smaller Sainsbury's.

Trumpington Meadows Nature Reserve links Trumpington through to Byron's Pool and Grantchester and there is a second country park and wildlife reserve between Trumpington and the Addenbrooke's campus.

Various bridleways and footpaths lead immediately out into the countryside towards Harston, Haslingfield, Barton and Grantchester.

You very much feel part of the city in Trumpington but also right on the doorstep of the countryside.
