Description Gryphon House is a handsome town house situated in a prominent position on Burford’s famous hill. A postbox in the front elevation dates from the reign of King Edward VII (1901 to 1910).

The accommodation is arranged over three floors and is presented in excellent order throughout, perfectly marrying a wealth of superb period features including flagstone floors, substantial timbers, a variety of fireplaces and exposed stone walls with modern convenience and comfort.

A sturdy oak front door with eight carved panels opens to a well-proportioned dining room which is perfect for family gatherings and formal dining.

There is a substantial fireplace with wood burning stove. Adjacent to the dining room is the drawing room with a simple stone fireplace housing a wood burning stove.

Two large casement windows allow light in. The contemporary and stylish kitchen is spacious and open with areas for dining and relaxing.

An airy layout allows both functionality and social interaction. Understated cabinetry provides ample storage while maintaining a restrained aesthetic.

A door leads to a useful and well-appointed utility. Completing the ground floor is a shower room. A winding staircase rises from the dining room to the first floor landing with linen cupboard.

The principal bedroom has views over The Hill and the garden and enjoys a luxurious en suite shower room and a dressing room. Bedroom two has an en suite bathroom.

A second staircase rises to the second floor where there are two en suite bedrooms both with vaulted ceilings and exposed a-frame timbers.

The west facing, enclosed garden lies to the rear of the property with a substantial paved terrace which is perfect for al fresco dining. Steps lead up to a series of ‘rooms’ with manicured hedges.

A paved path dissects the garden.

Beyond the garden is a large gravelled parking area with a double car port and attached annexe with bedroom, kitchenette and shower room which can also be used as a home office or secondary accommodation.

The property is accessed from Sweeps Lane through electric gates over a driveway which leads to the car port and parking.
