The Street, Rodmell, BN7 3HH

Charles Wycherley Independent Estate Agents are delighted to offer this magnificent architect-designed, contemporary three-storey house, featuring solar power, excellent energy efficiency and a Mechanical Ventilation with Heat Recovery (MVHR) system.

The house provides four double bedrooms and four bathrooms, together with a striking galleried open-walkway area incorporating a skylight and overlooking the kitchen area.

The ground floor has an entrance porch opening into a spacious entrance hall with cloak room.

The principal living area extends approximately 24` (7.32m) from front to rear and incorporates a superb modern kitchen/dining room, with a recessed south-facing front area.

The triple-aspect sitting room has full-height patio doors to both ends, together with a wood-burning stove.

To the rear is a separate utility room, shower room and garden room, which interconnects with what can be used as a separate two-storey annexe.

This flexible accommodation can be incorporated into the main house but also has its own separate entrance.

The annexe provides an open-plan two-bedroom arrangement, with a galleried first-floor area, together with a large open-plan kitchen/dining/living room, separate front garden and shower room, while also opening onto the rear garden.

A large front driveway provides parking for multiple vehicles and leads to a detached building, currently arranged as a two-room double garage/workshop, with additional first-floor bedroom space and a ground-floor kitchenette and shower room.

Double gates lead to a separate private garden with a south-facing, part-covered secondary area enclosed by a flint wall.

The rear garden has a brick seating area, central lawn and fruit and vegetable growing area, together with solar panels.

The house has been thoughtfully designed by an architect, with exceptional insulation, elm flooring and woodwork, there is underfloor heating throughout (apart from the Garden Room and the first floor of the garage).

The property is designed to make the most of natural light and has magnificent views towards the South Downs and Lewes from the rear.

Rodmell is an extremely popular village, situated approximately four miles south of Lewes and conveniently positioned for access towards the Sussex coast.

The main northern section of the village centres around The Street, with a lower loop, and is home to Monk`s House, the former home of Virginia Woolf.

The village also offers attractive country walks along the River Ouse towards Lewes, with the South Downs lying to the south.

There is an excellent village public house, Lewes is close at hand, offering three superstores together with a stunning medieval old town, period and historic attractions, independent shops, cafés, pubs and restaurants.

The town also has a mainline railway station providing services to London Victoria and London Bridge in approximately 70 minutes, and to Brighton and Eastbourne in around 20 minutes.
