The Old Granary and Home Farm, comprise two distinct properties, originally forming part of Letterfourie Estate.

The Old Granary was purchased as a ruin in 2005 and over the years it has been comprehensively and sympathetically converted into an elegant and most impressive residence.

The Home Farm was acquired more recently in 2012 and similarly, significant improvements were made to create another distinct and very desirable property in its own right.

Both dwellings complement one another and sit in a quiet and yet easily accessible rural setting.

The property is available as a whole or with the ability to acquire The Old Granary and garden as a separate lot.

Lot 1 - The Old Granary, which is grade B listed, dates from 1776 and once formed part of a larger U shaped steading.

Built from stone under a slate roof and comprising the former grain store for the Letterfourie Estate, the building has been transformed from a ruin in 2005 into a magnificent private home of enormous character.

The very well-appointed accommodation is provided over a series of levels and have been completed to the highest standard.

From the hallway, doors lead to a very useful and spacious boot room / laundry room and a cloak room whilst a wonderful and brightly lit study offers potential for use as an additional bedroom.

There is a wonderful walk in larder adjacent to the wonderful open plan dining kitchen.

This hugely impressive room has a substantial range of bespoke cabinets, a range cooker (Everhot), a wood burning stove and four east facing windows that flood the room with natural light.

From here, a stable doors opens to the garden to the west. Adjoining the kitchen is the dining hall.

Another magnificent room and at over 9 metres long, is a wonderful reception space with its full height ceiling and large windows that enhance the natural light.

Continuing from the dining hall is a very cosy and welcoming sitting room with a fireplace and wood burning stove. Two generously sized bedrooms with ‘en suite’ bathrooms completes the accommodation.

With many fine features including tasteful décor, high quality kitchen and bathroom fittings, oak and Caithness flag stone flooring, fireplaces, tall ceilings, and electric under floor heating (in part), The Old Granary offers the best of contemporary living with period charm and elegance.

Outside, there is a beautifully landscaped garden with areas of lawn flanked by mature woodland and a former (now derelict) steading which may offer scope for further development (subject to planning).
