1, Timbrells, Cirencester, GL7 6BU

Positioned in the popular Cotswold village of Ewen, The Timbrells is a three bedroom semi-detached home that combines practical family accommodation with a private rear garden and off-road parking.

Ewen is best known for its handsome period houses and cottages, and homes at this level rarely come to the market in the village, making this an excellent opportunity for buyers who want the benefits of Cotswold village living without the upkeep that often comes with an older property.

The front door opens into porch, providing a useful space for coats and shoes and then into the main hallway, which has a shower room ideal for wet walks or to hose down the dog, then giving access to the principal ground floor rooms and the staircase to the first floor.

The layout flows well and is easy to live with, making the most of the available space and giving a clear sense of arrival.

The sitting room is a comfortable and welcoming reception room, with ample space for a full suite of furniture, and is well suited to relaxed evenings at home as well as time spent with family and friends.

It provides a natural hub for the house and offers a pleasant, settled feel.

The kitchen is fitted with a range of base and wall units with worktop space for everyday food preparation, and there is room for the usual appliances.

Together with the dining area/consevratory, this creates a sociable space for family meals and informal entertaining, and the connection to the rear garden makes it easy to enjoy the outside space during the warmer months, whether for summer dining, barbecues or simply keeping an eye on children at play.

On the first floor, the landing leads to three bedrooms.

The principal bedroom is a good size, capable of taking a double bed along with bedroom furniture, while the second bedroom offers further comfortable accommodation for family or guests.

The third bedroom provides useful flexibility and could equally serve as a child's room, a nursery, a guest room or a home office, an increasingly important consideration for those working from home on a full or part-time basis.

The bedrooms are served by the family bathroom, completing the accommodation.

Outside, the rear garden is private and provides a pleasant outdoor space to sit out and relax, to entertain or for children and pets to enjoy.

It is the ideal spot to take in the peace and quiet that Ewen is known for, and offers scope for an incoming owner to put their own stamp on it, whether that means planting borders, extending a seating area or creating a more low-maintenance space.

The Timbrells itself is a small, settled close of homes with very little through traffic, giving the property a calm, safe feel that will particularly suit families with young children and those who value a quiet setting at the end of the working day.

To the front, a driveway provides off-road parking, a genuine practical advantage in a rural village where on-street parking is limited.

The location is one of the principal attractions of this property.

Ewen is a small, unspoilt Cotswold village lying approximately three miles south of Cirencester, close to the Gloucestershire and Wiltshire border.

The infant River Thames flows through the village, and the Thames Path and a network of footpaths and quiet lanes lead out into surrounding countryside, making it an ideal base for anyone who enjoys walking, running or cycling on the doorstep.

For day-to-day essentials, the neighbouring village of Kemble, less than two miles away, offers a village shop and post office, a parish church, a village hall, a pub and a primary school.

Kemble station provides a mainline rail service to London Paddington in around 75 minutes, together with services to Swindon, Stroud and Gloucester, making Ewen a practical choice for commuters and those who travel regularly for work.
