Flat 1, 11, The Mount, St Leonards-on-Sea, TN38 0HR

Open House - Saturday 29th August *By Appointment Only.

A generously proportioned ground-floor garden apartment forming part of a detached period building on The Mount, in the heart of the desirable Burton St. Leonards conservation area.

From the moment you step through the impressive private entrance, the apartment’s distinctive character is clear.

There’s an immediate sense of space and light, particularly on the south-facing side of the apartment, which catches the sun for most of the day.

Built in 1860 and converted to a self-contained apartment in 1912, the property has been maintained in a style sympathetic to the period, retaining original features such as sash windows, stripped wooden floors and two fireplaces, including a working wood-burner.

On the left as you enter is a convenient cloakroom, with a guest room beyond, and on the right a home office. All these rooms feature useful built-in storage shelving above.

From there, the spacious hallway runs the length of the apartment to a central area leading to the remaining rooms.

In addition to the kitchen and two bathrooms, the apartment consists of a total of six well-proportioned rooms, including two larger bay fronted reception rooms.

As remote workers, the present owners have configured two of the rooms as home offices, and they currently use the ensuite bathroom as a laundry and utility space.

However, the rooms can be adapted to a range of purposes to suit the buyer’s lifestyle.

Through the well-equipped kitchen, a covered log store opens out onto the south-facing outdoor space - a split-level terrace and patio with an elevated outlook over the leafy surroundings down towards a glimpse of the sea - only minutes away.

One of many benefits of living on the Mount is its vibrant community of families, artists and creatives, and future owners will be eligible to join the Mount Residents Association, giving them access to the central communal garden.

The Mount sits at the heart of the Decimus Burton conservation area, an early nineteenth century planned development that remains one of the most architecturally coherent parts of the town, with mature planting and a quiet, settled character.

Warrior Square station provides services along the coast and towards London, the seafront is within walking distance, and the independent shops, cafés and restaurants of Norman Road and Kings Road are close by, as are the lakes and lawns of St Leonards Gardens.

Offered with a share of freehold, this is an apartment suited to buyers who want period character, generous single level accommodation and a private outdoor space in one of the most distinctive settings in the town
