Barrack Street, Bradfield, CO11 2RB

South View Cottage is a substantial detached village home with a polished, cottage-inspired exterior, generous parking, beautifully finished interiors and a detached outbuilding that gives the property a level of flexibility rarely found in this setting.

Set behind a white picket frontage with a wide gravel driveway, the house makes an immediate impression with its red brick elevations, broad tiled roof, dormer windows, plantation shutters and a superb oak-framed porch framing the entrance.

Inside, the finish is immediately apparent.

The entrance hall is wide and welcoming, with timber-effect porcelain tiled flooring, an oak staircase and oak internal doors setting the tone for the rest of the house.

Rather than feeling like a simple circulation space, the hall gives the ground floor a proper sense of order, with the principal reception room to one side, the kitchen/diner to the other and a stylish ground floor shower room positioned close by.

The kitchen/diner is the everyday centrepiece of the home.

It is a standout open-plan space with clearly defined areas for cooking, dining and relaxing, all tied together by porcelain tiled flooring and excellent natural light.

Cream shaker-style cabinetry is paired with quartz work surfaces, a large central island and breakfast bar seating, while the specification includes twin ovens, a range-style cooker, dishwasher, space for an American-style fridge freezer, two integrated wine fridges and a sink carved directly into the work surface for a seamless finish.

Plantation shutters, pendant lighting, column radiators and oak doors add to the sense of quality, while French doors open straight out to the rear terrace, making the room feel naturally connected to the garden.

Practicality has also been properly considered.

A separate utility room sits off the kitchen/diner, continuing the same porcelain tiled flooring and offering low-profile work surfaces, storage, a sink, appliance space and direct access outside.

An adjoining boiler room keeps the working parts of the home tucked away, adding useful separation from the main living areas.

The living room offers a more traditional counterpoint to the open-plan kitchen.

Generously proportioned and beautifully balanced, it centres around a substantial brick fireplace with a black hearth, deep mantel and wood-burning stove.

Decorative ceiling detail, soft carpeting, a front window with plantation shutters and French doors to the garden give the room both character and light, while its size allows for proper family seating without the room feeling crowded.

The ground floor shower room is finished to a notably high standard, with polished porcelain flooring and large marble-effect wall tiling creating a Crisp, reflective finish.

A walk-in shower with clear glass screen, rainfall head and handheld attachment sits alongside a vanity basin, mirrored cabinet and WC, making the room equally useful for guests, family life and garden access.

Upstairs, the landing continues the well-ordered feel of the house, with the oak balustrade rising to a central space connecting all four bedrooms and the family bathroom.

The principal bedroom is a generous main suite, full of light from three windows and enhanced by plantation shutters, fitted wardrobes and a softly shaped ceiling line.

It has space for a large bed, drawers and dressing furniture, with a private en-suite shower room tucked neatly off the bedroom.

The second bedroom is another excellent double, with a wide side window, additional Velux window and enough room for freestanding furniture, seating or study space.

Bedrooms three and four both sit beneath the roofline, each with characterful dormer windows and useful proportions.

The third bedroom benefits from two dormer cupboards built into the roofline, while the fourth works well as a child’s room, guest bedroom, nursery or home office.

The family bathroom has a more contemporary finish, with dark large-format tiling across the floor and part-height walls, a bath set into a tiled surround, mixer tap with handheld shower attachment, modern WC, vanity basin and heated towel rail.

The angled ceiling gives the room shape, while the wide window keeps the space bright. Outside, the rear garden has been landscaped to feel like an extension of the house.

A large porcelain-style paved terrace runs across the rear, creating a generous outdoor seating and dining area directly accessed from both the kitchen/diner and living room.

Beyond this, the lawn leads towards the detached outbuilding, with stepping stones, established borders, clipped shrubs and fenced boundaries giving the garden a smart, private and well-kept feel.

The outbuilding is a major part of the property’s appeal. Set at the far end of the garden and opening through bi-fold doors onto its own decked terrace, it is far more than a standard store.

Internally, it is stud-divided into separate zones and already includes work surface space, storage, plumbing, a sink, lighting, power, a wood burner and drainage laid on for a future WC if required.

Subject to any necessary consents and finishing works, it offers exciting potential as a studio, gym, workshop, hobby space, home office or upgraded garden retreat.

With its generous driveway, double gated side access, high-specification interior finish, four bedrooms, two shower rooms, family bathroom, landscaped garden and versatile outbuilding, South View Cottage delivers a rare combination of village charm, practical family space and genuine lifestyle flexibility.

Entrance Hall   2.03m x 4.49m The entrance hall gives the house an immediate sense of scale and finish, with a part-glazed front door and matching side panels drawing light into the space.

The porcelain tiled floor runs through in a timber-effect finish, adding warmth while keeping the entrance practical, and the oak staircase becomes a real focal point, with panelled detail beneath the stairs and traditional turned balustrades above.

The hall is more than a simple pass-through, with room to pause, furnish and properly arrive, while the floorplan shows how naturally it organises the ground floor: the living room sits to one side, the kitchen/diner opens to the other, and a ground floor shower room is positioned just off the central hall.

Recessed ceiling lights, oak internal doors and a soft neutral finish continue the polished, well-considered feel established by the oak framed porch outside.

Kitchen / diner   6.41m x 7.53m A standout open-plan kitchen, dining and sitting space, clearly designed as the everyday heart of the home.

Timber-effect porcelain tiled flooring runs through the whole room, giving warmth underfoot while keeping the space practical and hardwearing.

The kitchen itself is beautifully appointed, with cream shaker-style cabinetry, quartz work surfaces and a large central island with breakfast bar seating.

The specification lifts it well beyond the ordinary, with twin ovens, a range-style cooker, dishwasher, space for an American-style fridge freezer, two included wine fridges and a sink carved directly into the work surface for a seamless finish.

Wide windows with plantation shutters bring in excellent natural light, while French doors open straight onto the rear garden terrace.

With dedicated dining space, a relaxed seating area, column radiators, pendant lighting and oak internal doors, this is a room built for cooking, gathering and day-to-day family life.

Utility Room   2.13m x 2.93m A useful utility room positioned off the kitchen/diner, giving the main living space proper day-to-day support.

The same timber-effect porcelain tiled flooring continues through, keeping the finish consistent and practical, while low-profile work surfaces provide a neat run of workspace around the laundry appliances.

There is a sink set beneath the window, wall and base storage, space for both washing machine and tumble dryer, and an external door opening directly to the garden, making it ideal for boots, pets and laundry without cutting through the main kitchen.

The adjoining boiler room adds further practical separation, keeping the working parts of the home tucked away.

Boiler Room   A practical room that offers additional storage and access to the home's utilities.

Living Room   3.58m x 7.53m A beautifully proportioned living room with a calmer, more traditional feel than the open-plan kitchen beyond.

The room is arranged around a substantial brick fireplace with a black hearth, deep mantel and wood-burning stove, giving the space a proper focal point as well as real character.

Decorative ceiling detail, soft carpeting and a wide front window with plantation shutters add to the sense of finish, while French doors at the far end open directly to the garden, drawing the eye through to the terrace and outbuilding beyond.

Column radiators, oak internal doors and a generous footprint make this a room that feels both elegant and genuinely usable, easily accommodating large seating without losing its sense of balance.

Ground floor Shower Room   2.03m x 2.31m A polished ground floor shower room finished with a crisp, hotel-style feel.

Large marble-effect porcelain tiles run across the floor and continue up the walls, giving the space a clean, seamless finish with plenty of light reflected around the room.

The walk-in shower has a frameless glass screen, rainfall shower head and separate handheld attachment, while a vanity basin, mirrored cabinet and close-coupled WC complete the layout.

The window brings in natural light, softened by a fitted blind, and the oak internal door adds warmth against the porcelain and chrome detailing.

Practical for day-to-day family life, guests and garden use, but finished to a much higher standard than a simple downstairs shower room.

Landing   The landing has the same polished, well-ordered feel as the entrance below, with the oak balustrade rising to a generous central space that connects all four bedrooms and the family bathroom.

Soft carpeting, recessed ceiling lights and a column radiator continue the considered finish, while the layout gives the first floor a proper sense of balance rather than feeling like a simple corridor.

The principal bedroom sits to one side with its en-suite, the second bedroom is positioned at the opposite end, and bedrooms three and four sit between them, creating a practical arrangement for family life, guests or home working.

A decorative feature wall and room for a console table give the landing a furnished, welcoming quality in its own right.

First Bedroom   3.78m x 5.22m A generous principal bedroom with a calmly-inspired finish and excellent built-in storage.

Three windows bring light across the room, each fitted with plantation shutters and soft striped pelmets, while the partially sloped ceiling adds character without compromising the usable floor space.

The room comfortably takes a large bed with bedside furniture and still leaves space for drawers and a dressing table, helped by the broad fitted wardrobes running along one wall.

Soft carpeting, column radiators and the oak internal door continue the quality seen through the rest of the house, while the en-suite shower room sits directly off the bedroom, giving this space the privacy and practicality expected of a proper main suite.

En-suite Shower Room   1.83m x 2.31m The principal bedroom is served by a neatly arranged en-suite shower room, set beneath the roofline and finished with a light, polished feel.

Marble-effect tiling runs across the floor and part-height walls, adding continuity with the home’s wider specification, while the corner shower enclosure includes both rainfall and handheld fittings.

A vanity basin sits below the window, bringing in natural light, with a WC tucked neatly to one side and a chrome heated towel rail completing the room.

Second Bedroom   2.93m x 5.22m A large second double bedroom with excellent proportions and a bright, relaxed feel.

The room sits beneath a partly sloped ceiling, adding shape and character while still leaving a generous amount of usable floor space.

A wide side window brings in natural light across the room, with an Velux window enhancing the sense of openness.

There is ample space for a double bed, freestanding storage, seating and dressing furniture, making this a very strong second bedroom rather than a compromised guest room.

The oak internal door, column radiator and soft neutral walls continue the quality finish seen throughout the house, while the scale of the room gives it real flexibility for older children, visiting family or a substantial guest suite.

Third Bedroom   2.5m x 3.12m A well-presented third bedroom with a pretty dormer window and a softly shaped ceiling line that gives the room character.

The space is currently arranged with a double bed and bedside furniture, showing it can work comfortably as a bedroom rather than only a study or occasional room.

Two dormer cupboards are tucked neatly into the roofline, adding useful built-in storage without taking up floor space, while the window brings in good natural light.

Fourth Bedroom   2.71m x 3.12m A neat fourth bedroom with a cosy, characterful shape beneath the roofline.

The dormer window brings light into the room while the angled ceiling creates a softer cottage feel.

It is currently arranged with a bed, storage and a small seating/dressing area, showing its flexibility as a child’s bedroom, nursery, guest room or study.

A column radiator, fitted carpet and oak internal door continue the finish found across the first floor.

Bathroom   2.31m x 2.71m A stylish family bathroom with a bold, contemporary finish, set beneath the roofline to give the room shape and character.

Dark large-format tiling runs across the floor and part-height walls, creating a smart contrast against the white suite and painted upper walls.

The bath is set into a tiled surround with a step-up detail, mixer tap and handheld shower attachment, making it practical for family use while still feeling considered.

A wide window brings in natural light, with a fitted blind for privacy, and the layout also includes a heated towel rail, modern WC and vanity basin with clean-lined storage beneath.

Outbuilding   4.17m x 7.05m A substantial detached outbuilding set at the end of the garden, approached across the lawn and opening onto a broad decked terrace through bi-fold doors.

The building is currently arranged as a highly useful workshop/store, but the scale and existing infrastructure make it far more versatile than a standard garden room.

Internally, it is stud-divided to create separate zones, with work surface space, storage, plumbing, a sink and drainage already laid on for a future WC if required.

A wood burner adds character and practical warmth, while lighting and power support day-to-day use.

Subject to any necessary consents and finishing works, this could lend itself to a studio, gym, hobby room, work-from-home space or upgraded garden retreat, with the terrace outside giving it a natural connection back to the garden.

Front Garden   South View Cottage makes a strong first impression, set back behind a white picket frontage with a wide gravel driveway providing generous off-road parking.

The front elevation has a polished cottage style, with red brickwork, a broad tiled roof, two dormer windows and plantation shutters to the ground floor windows.

The oak-framed porch is a particular feature, creating a substantial and welcoming entrance, with a slate threshold, glazed side panels and a soft green front door adding warmth and character.

Cobbled edging, potted planting and double gated side accesses complete the frontage keep the approach smart, enclosed and well finished.

Rear Garden   The rear garden has been landscaped to work as an extension of the living space, with wide porcelain-style paving across the back of the house creating a generous terrace for outdoor seating and dining.

French doors open from both the kitchen/diner and living room, giving the garden an easy connection to the main rooms, while the lawn stretches away towards the detached outbuilding at the far end.

Stepping stones lead through the centre, framed by established planting, clipped shrubs, raised borders and fenced boundaries that give the space a smart, private feel.

A second decked terrace sits in front of the outbuilding, creating another seating area and helping the garden feel properly zoned rather than simply laid to lawn.

Gated side access adds day-to-day practicality, while the overall finish is low-maintenance, sociable and clearly designed for family life, entertaining and summer use. Parking - Off street
