1 Hilly Gardens Road, Torquay, TQ1 4QL

An impressive amount of space. Exceptional parking. A versatile annexe. All in the heart of one of Torquay’s most popular residential areas.

This substantial semi-detached period home brings together the features that can be difficult to find in one property in St Marychurch.

Generous accommodation extends across three floors with approximately 1,737 sq ft overall , including a garden-level annexe.

A broad driveway provides parking for approximately four to five vehicles while gardens, terraces and a balcony give plenty of opportunity to enjoy the outdoors.

For families needing room to spread out or buyers bringing generations together under one roof, the layout offers considerable flexibility.

The principal house provides three first-floor bedrooms and a ground-floor study/fourth bedroom alongside two connected reception rooms, a kitchen/breakfast room and conservatory.

Below is a one-bedroom annexe with its own entrance and an internal connecting staircase.

The Main House A stepped approach leads from the driveway to the entrance porch where windows frame an open outlook towards the golf course.

An inner door opens into the spacious sitting room which forms the welcoming centre of the home.

With a large front window and a glazed door opening onto the balcony, this is a bright and comfortable room with space for generous seating.

The balcony extends the living space outdoors and provides an appealing spot for morning coffee or a quiet moment overlooking the surrounding neighbourhood.

Openings on either side of the chimney breast connect the sitting room to the dining room. This arrangement creates a sociable flow while allowing each room to retain its own identity.

There is space for a family dining table and a door opens onto the rear terrace, making it easy to take meals outside during warmer weather. Alongside the dining room is the kitchen/breakfast room.

Fitted with an extensive range of light grey cabinetry and contrasting work surfaces, it offers generous storage and preparation space.

A range-style cooker provides a focal point while windows to the side and rear bring in natural light. There is also provision for a fridge/freezer and laundry appliances.

Positioned off the sitting room is the study/fourth bedroom. Its separation from the upstairs bedrooms makes it particularly useful as a home office, occasional guest room or additional family space.

A short flight of steps leads down to the conservatory. Overlooking the garden with a door opening onto the patio, it provides another place to sit and enjoy the setting.

Upstairs, the landing serves three bedrooms and the family bathroom. The principal bedroom has windows to two aspects with an outlook towards Brunel Woods.

The two front-facing bedrooms enjoy views towards the golf course and both benefit from fitted wardrobes with mirrored sliding doors.

The spacious family bathroom completes this floor with a bath, separate double shower cubicle, vanity wash basin and WC.

The Garden-Level Annexe The annexe adds a valuable further dimension to the property.

Accessed through its own entrance from the front garden or by the internal staircase, it allows occupants to enjoy a degree of independence while remaining connected to the main home.

The layout includes an entrance porch and hallway with storage, a separate sitting room, fitted kitchen, double bedroom and bathroom.

The kitchen provides cupboard and worktop space alongside a fitted oven and hob with provision for appliances.

For a dependent relative or an adult family member, this offers the opportunity to have separate living space within the same property.

It could also provide a useful base for working from home with room to keep professional and family life apart. Taken together, the accommodation offers scope to adapt to changing family needs.

It is this combination of generous living space, flexible accommodation and extensive parking that makes the house such an appealing proposition.

Outside Areas The approach makes an immediate impression.

A substantial block-paved driveway provides off-road parking for approximately four to five vehicles , depending on their size and arrangement.

For a family with several cars or buyers who regularly welcome visitors, this is a significant practical advantage in such a convenient St Marychurch setting.

The enclosed front and side garden includes a generous gently sloping lawn bordered by established planting and hedging.

Paved seating areas provide space for garden furniture while the lawn offers room for recreation. Beside the conservatory is a further paved area with raised planted beds.

The balcony off the sitting room adds another outdoor space directly accessible from the principal living accommodation.

To the rear, an enclosed decked terrace leads to a paved patio with steps rising to further gravelled garden tiers.

These different areas offer a choice of places for outdoor dining, planting and relaxation. A garden shed and outside tap add everyday practicality.

Agent’s note: The garden-level annexe has restricted headroom, particularly within the bedroom and bathroom. Location Village atmosphere. Independent shops. Spectacular coastal scenery.

The setting of 1 Hilly Gardens Road is a significant part of its appeal.

Positioned in the established St Marychurch district, the property brings together the practical advantages of a well-served neighbourhood and access to the coastline that makes this part of Torquay so special.

The Precinct & Everyday Life St Marychurch’s pedestrianised precinct provides a welcoming centre to the neighbourhood.

Fore Street and the surrounding streets offer a varied collection of independent shops, cafés and everyday services, giving the area an identity of its own.

Shopping locally can become part of the pleasure of living here, with opportunities to browse, meet friends and stop for coffee rather than simply complete the weekly errands.

The precinct’s village atmosphere is complemented by local churches and the established residential streets around it.

Babbacombe Downs & Eating Out Babbacombe Downs is one of the area’s outstanding attractions.

Its broad clifftop promenade and open lawns command sweeping views across Lyme Bay towards the East Devon coastline.

It is a wonderful setting for a morning walk, an afternoon on a bench watching the changing sea or an evening stroll before dinner. The choice of places to eat adds considerably to the appeal.

Around the Downs are cafés, tearooms, pubs and restaurants where the coastal setting becomes part of the experience.

Options include Angels Tea Rooms, Babbacombe Bay Café and the Buccaneer Inn, while Hanbury’s on Princes Street is an established name for fish and chips.

Down at Babbacombe Beach, the Cary Arms offers another distinctive setting for a meal overlooking the water.

From a casual breakfast to lunch with visiting family, there is plenty of variety close to the neighbourhood.

Beaches, Coastal Walks & Beauty Spots Below the Downs lie Oddicombe and Babbacombe beaches, giving residents access to a different perspective on the coastline.

The South West Coast Path links these shores and climbs through woodland towards Walls Hill, where open grassland provides further far-reaching sea views.

Continuing around the headland reveals views towards Anstey’s Cove, with its striking limestone scenery.

These routes offer everything from a shorter outing to a more energetic coastal walk, with steep sections between the clifftops and beaches.

For buyers moving from outside the area, this is a particularly attractive feature: The coast can become part of the everyday routine, whether that means walking, photography or simply finding somewhere beautiful to sit.

Parks, Gardens & Recreation Cary Park provides a useful local green space with children’s play facilities, tennis courts and a bowling green.

It adds another outdoor option for families alongside the beaches and coastal paths. Tessier Gardens offers a quieter experience between St Marychurch and Babbacombe.

This adults-only garden features established planting, a fernery and the distinctive Sun Temple, creating a peaceful place to enjoy the surroundings.

Golfers also have Torquay Golf Club on nearby Petitor Road, with its established 18-hole course adding to the recreational opportunities in the immediate area.

Schools & Transport Connections Local education options include St Margaret’s Academy on Barewell Road and St Marychurch Church of England Primary School.

These provide useful starting points for families researching a move to the neighbourhood, with admissions subject to the individual school’s arrangements and availability.

Bus services connect St Marychurch with the wider Torbay area.

Stagecoach’s route 22 links the district with Torquay, Paignton and South Devon College, while the 35A/35C services provide connections across Torquay towards Torbay Hospital and The Willows.

These links are useful for shopping, education and accessing services beyond the immediate neighbourhood.
