Mahleesh, Lower Station Road, Lewes, BN8 4HU

A beautifully reimagined contemporary village home with light-filled open plan living, south-west facing gardens, garden office and private woodland, extending to about 1.12 acres.

Description Originally dating from the 1960s and comprehensively extended and reconfigured by our clients in 2015 and 2018, Mahleesh is an impressive contemporary village home offering beautifully light, single-storey accommodation with a superb sense of space throughout.

Set well back from the road in a sought-after position on the edge of the village, the house is complemented by level gardens and the rare addition of an adjoining parcel of deciduous woodland.

The white rendered elevations, part slate tiled roof and anthracite-framed glazing create a striking first impression, while inside the neutral décor is enlivened by carefully chosen bursts of colour and extensive oak joinery, including internal doors and flooring, bringing warmth and character to the contemporary interior.

A modern oak front door opens to a welcoming entrance hall with oak flooring and useful built-in storage.

At the heart of the house lies a magnificent vaulted, L-shaped open plan living space incorporating sitting, dining and kitchen areas.

Enjoying views across both the front and rear gardens, this impressive room is flooded with natural light from wide sliding doors and two large rooflights, creating an exceptionally versatile space that can be arranged to suit a variety of lifestyles.

The kitchen is fitted with a stylish range of matt grey cabinetry beneath composite marble-effect worktops and features a substantial island with breakfast bar seating, sink, wine fridge and pendant lighting.

Integrated appliances include AEG double ovens, a five-ring AEG induction hob with extractor, fridge/freezer and Bosch dishwasher.

A sliding pocket door opens to a practical boot room with external access.

Part open to the kitchen is a comfortable snug, providing a more relaxed reception space away from the main living area, with sliding doors opening onto the terrace.

Beyond is a well-appointed utility room with additional storage, sink, space for laundry appliances and an undercounter freezer.

There are three bedrooms in total, served by a contemporary bathroom with both a bath and separate shower, while the principal bedroom benefits from a stylish en suite wet room.

Both bath and shower rooms are well presented and complement the clean, modern aesthetic of the house.

Outside A long gravel driveway, lined with silver birch trees and approached past an expanse of lawn, leads to a generous parking and turning area in front of the house.

The property is well screened from the road by mature beech hedging, with fenced and hedged boundaries providing privacy. An EV charging point is installed.

To the rear, a south-west facing stone terrace spans the width of the house, providing an excellent space for outdoor entertaining.

To one side is a stone-built outdoor kitchen incorporating a BeefEater barbecue and stainless steel sink. Beyond, the garden extends as a level lawn enclosed by fencing and mature trees.

A contemporary timber-clad garden office includes electric heating and a cloakroom and is suitable for year-round use, while a timber shed stands on the opposite side of the garden.

At the far end of the garden, steps descend to a gate opening onto a footpath, beyond which lies an additional parcel of deciduous woodland, planted with beech and sycamore.

Post and rail fencing defines the boundaries. In all, the gardens extend to about 0.47 acres and the woodland to about 0.64 acres, giving a total of about 1.12 acres.
