Rochester Street, Brighton, East Sussex, BN2 0EJ

**Guide Price: £50,000 - £60,000** Tucked away in the ever-popular BN2 district, this rare freehold garage on Rochester Street presents a superb opportunity for both owner-occupiers and investors alike.

Currently arranged as a traditional single garage, the property benefits from full planning permission (Ref: BH2016/06175) for a change of use from garage (Sui Generis) to an artist studio/craft workshop (Use Class B1).

The approved scheme includes associated alterations such as changes to the front fenestration and the installation of a rooflight, designed to introduce natural light and create a functional, creative workspace.

The B1 consent allows for use as an artist’s studio or craft workshop, meaning the space can be lawfully operated as a small business or creative workspace without the need for a fresh planning application.

This significantly enhances flexibility and long-term value. Garages in central Brighton are always in strong demand, whether for secure storage, parking, or investment.

The addition of planning consent elevates this beyond a simple storage unit and offers genuine development potential.

Rochester Street sits between Hanover and Elm Grove, within easy reach of the city centre, Brighton Station and the seafront.

It is an incredibly convenient position for anyone needing additional space in a central location. Why You’ll Like It Freehold garages are scarce in BN2.

Garages with approved studio conversion planning are even rarer.

Whether retained as secure parking, converted into a creative workspace, or held as a long-term asset, this is a versatile and forward-thinking purchase.

Agent’s Thoughts A smart acquisition in a tightly held location. The approved planning permission under BH2016/06175 adds genuine depth to the opportunity and gives the next owner immediate options.
