East Down Cottage, Ashwater, Devon, EX21 5UP

East Down Cottage was originally a modest cottage which has been thoughtfully transformed and significantly enhanced by the present owners in recent years.

The property is offered for sale with the benefit of no forward chain and provides a versatile and well presented home, together with generous outside space and access to pasture.

Internally, the accommodation begins with an entrance porch which opens into the spacious yet cosy main living room.

A feature fireplace, recessed into the wall and shared with the kitchen/dining room, creates an attractive focal point.

From the living room, turning stairs rise to the first floor, while there is also access to the utility room, which in turn leads out to the side of the property.

The outstanding kitchen/dining room is a particular highlight, providing a wonderfully light and airy space for both everyday living and entertaining.

The triple aspect room is filled with natural light and benefits from two sets of double doors opening onto the driveway, creating a seamless connection with the outside.

The kitchen is superbly equipped with a range of matching light coloured wall and base units, complemented by polished solid worktops.

Included in the sale is a dual fuel Rangemaster oven with extractor above, dishwasher and wine fridge. An attractive twin Butler style sink with brass tap fittings adds further character.

At the heart of the room is a central island which provides additional preparation space and can also be used as a breakfast bar, making this a wonderfully sociable area.

LED downlighting, wall lighting and suspended lights create an inviting atmosphere, while the attractive stone fireplace surround and ceramic flooring complete the room.

Accessed from the inner hallway are two generous ground floor bedrooms, both comfortably accommodating a double bed.

Situated between the bedrooms is the family shower room, which features a large walk in shower. Moving upstairs, the split-level landing is divided into two areas.

The first landing provides access to two further double bedrooms, with steps leading up to the inner landing which forms part of the extension.

This spacious area is currently used as an office and benefits from a window providing what may well be the finest view in the property, overlooking the surrounding countryside.

The first floor family bathroom is located off the inner landing and is wonderfully appointed.

A further door leads into the principal bedroom suite, which is bathed in natural light from both traditional windows and roof windows.

There is a built in wardrobe, ample space for furniture and attractive exposed stonework, while the en-suite shower room provides an added touch of luxury.

The property benefits from UPVC double glazed external doors and modern electric heating.

Contemporary light fittings and high quality floor coverings are in place throughout, creating a comfortable and stylish home.

Outside, East Down Cottage is approached from the road via a five bar wooden gate which opens onto a large gravelled driveway.

The extensive parking and turning area provides ample space for a wide range of vehicles, including caravans, motorhomes and boats, making the property particularly appealing to those requiring generous parking and storage facilities.

An attractive side patio enjoys both morning and afternoon sunshine and provides an excellent space for outdoor entertaining and relaxation.

A number of sheds and storage buildings are positioned close to the house, together with a useful store incorporating a toilet and shower.

To the rear is a further larger patio, providing additional outdoor space.

The mature gardens are well established and include a variety of shrubs and bushes, an ornamental pond and a polytunnel, offering plenty of opportunity for those with a passion for gardening.

The grounds also provide a natural habitat for a wide variety of wildlife, adding to the peaceful and rural feel of the property.

A short walk from the cottage is access to the adjoining pasture, which extends to one large triangular field incorporating a range of paddocks.

Vehicular access is available from the field to the public highway, providing useful flexibility for equestrian, agricultural or leisure purposes.

The surrounding countryside is a major attraction, with the field enjoying far reaching views towards Dartmoor National Park.
