The Old Garden, Courthill Road, Rosemarkie, IV10 8UE

The Old Garden is a home that immediately stands out.

Designed as a bespoke self-build, the property has striking contemporary architecture which creates a home that feels individual yet welcoming from the moment you arrive.

The dramatic glazed frontage rises through the centre of the house, drawing daylight deep inside and gives the property a real sense of openness.

Arranged across four split levels and extending to approximately 202 square metres, the layout has been carefully designed, resulting in a home that feels practical, bright and full of personality.

The entrance hallway is immediately impressive with its double height ceiling and striking staircase combining metal stringers, timber treads and metal handrails.

Neutral coloured walls keep the space feeling bright and open, while the natural timber flooring, matching skirtings and solid timber internal doors, bring warmth and continuity throughout.

The mezzanine landing above adds to the sense of scale and gives the entrance a modern architectural feel rather than a standard hallway.

Straight ahead, the dining room is a generous space with dark grey tiled flooring and soft neutral décor creating a calm and contemporary setting for everyday dining or entertaining.

Pendant lighting hangs neatly over the centre of the room, while glazed timber doors draw light through from outside. The room comfortably accommodates a large dining table without feeling crowded.

Steps from here lead down into the kitchen, creating a natural transition into the heart of the home.

This is a stylish and practical room centred around a large breakfast bar with timber worktops and an induction hob built directly into the surface.

Above, a stainless steel extractor hood hangs from the ceiling, helping define the island as both a cooking and social space, with room for seating too.

White cabinets with silver handles keeps the overall look clean and modern, balanced by the warmth of the timber surfaces.

A built-in oven and microwave are integrated into a tall unit, while an additional run of units includes the sink area with space below for a dishwasher.

Grey tiled flooring continues through from the dining room, giving the split level layout a strong sense of cohesion.

A further set of steps leads down into the lower ground floor utility room, which is a spacious area.

Additional storage cabinets, generous work surfaces and a second sink make it highly functional for busy households, while there is plenty of space for laundry appliances.

A door from here opens into the former single garage, now repurposed as a useful store and pottery workspace.

Shelving and storage areas line the room, creating an ideal setup for hobbies, creative projects or general household storage.

Back up to the kitchen, another doorway leads into a small inner hallway which connects through to the shower room, tucked neatly away from the main living areas.

This shower room combines light painted walls with small white tiling and large grey floor tiles to create a fresh and contemporary finish.

A solid shower enclosure with chrome fittings sits neatly to one side, while a large white sink, positioned between two windows, benefits from excellent natural light throughout the day.

A white heated towel radiator completes the room. Back up on the ground floor, just off the entrance hallway is the living room.

This is a welcoming space with white walls contrasted by a striking deep blue feature wall which frames a built-in recess and mounted television area beautifully.

Ceiling spotlights keep the room feeling modern and uncluttered, while timber flooring adds warmth underfoot.

The room is arranged around a wide opening into the conservatory, allowing both spaces to work together naturally.

The conservatory adds to the living accommodation and feels like an extension to the sitting room than a seasonal space.

Timber framing and wooden flooring give it warmth and character, while the long wall of windows draws in natural light and views of the surrounding greenery beautifully.

It’s a good size for seating and furniture, making it ideal as a reading area or relaxed entertaining space. A glazed door opens directly out to the garden.

Next to the living room is the first bedroom of the home. This is a double room decorated in soft neutral tones with a deep grey feature wall adding contrast.

Built-in recessed shelving within this wall creates an attractive display area for books, artwork or personal items while also giving the room a bespoke feel.

Two side windows bring in natural light, balanced by ceiling spotlights overhead, while timber flooring and matching skirtings continue the finish found throughout the property.

A striking galleried mezzanine creates a dramatic connection between the two floors, with views out of a dramatic front wall of windows that draw in daylight from outside.

Light grey carpet softens the space underfoot with room here for seating, reading or quiet relaxation. A radiator is fitted to the wall to ensure the area remains warm throughout the year.

The first of the bedrooms on this floor is a generous double with a bright, uncluttered feel created by the light décor and twin Velux rooflight windows positioned on either side of the room.

The sloping ceilings bring shape and character to the space leaving plenty of room for a large bed and additional furniture.

Bedroom three is another spacious double room in a similar look, finished with white painted walls, sloping ceilings and light coloured carpet.

Matching Velux windows on either side allow daylight to move through the room, with a radiator positioned beneath each one.

A particularly useful feature of this room is the additional versatile room accessed through a door at the rear.

Accessed down a short set of steps, this secondary room mirrors the same neutral design and could suit a variety of uses including a children’s bedroom, dressing room, home office, hobby room or quiet study area depending on requirements.

The bathroom on this level has been thoughtfully designed with a built-in oval bath set into a bespoke timber topped surround that creates a striking focal point within the room.

Extensive fitted cabinets beneath and alongside the bath incorporates the toilet and wash basin, painted a soft lavender colour with solid timber worktops.

A separate shower enclosure sits to the side with a mains fed shower, chrome fittings and small mosaic style tiling.

Timber effect ceiling panels add further texture overhead while black vinyl sits underfoot. Outside, the garden has been carefully shaped into a series of areas.

Timber decking directly outside the house creates an inviting space for outdoor seating and dining, surrounded by colourful plants and raised beds that will change beautifully through the seasons.

Steps lead upwards through the garden where established shrubs, mature trees and layered greenery create a peaceful backdrop with a real sense of privacy.

A large gravelled section centres around a striking circular firepit seating area. There is plenty of room here for entertaining, children playing or simply enjoying the setting in quieter moments.

Additional outbuildings include a timber shed with corrugated iron roof together with two polytunnel potting sheds, making this an excellent setup for gardening, growing and outdoor hobbies.
