Brook House, Brook Street, Minehead, TA24 7TG

Reference Number: RS0802 If you’ve been searching for the perfect holiday let in Exmoor National Park — one that’s full of charm, already proven as a successful business, and set in a warm and welcoming village — The Barn may well be the opportunity you've been waiting for.

Converted approximately 22 years ago, this stone-built barn sits in the heart of Timberscombe, just around the corner from the popular Lion Inn and surrounded by glorious countryside.

The village itself is known for its strong community spirit, beautiful walks, and proximity to Dunster, Minehead, and the moorland beyond — making it a favourite spot for visitors year-round.

The Barn offers stylish, comfortable accommodation with a welcoming feel.

Step into a large entrance hall with oak flooring and a bespoke staircase, setting the tone for the quality and care found throughout.

The spacious kitchen/dining room is well-equipped with integrated appliances and dual aspect windows that fill the space with natural light.

The cosy sitting room, with its exposed stone walls and beams, is the ideal spot to relax after a day exploring the coast or moor.

Upstairs are two well-presented bedrooms and a luxurious bathroom complete with a roll-top bath and separate shower.

Underfloor heating, modern fittings, and thoughtful layout make for glowing guest reviews.

One of the standout features of this property is a bonus undeveloped room situated behind the sitting room wall.

Measuring approximately 4m x 2.5m, this space already benefits from a window to the side, allowing natural light in and offering a wide range of possibilities.

While currently unused, it presents an excellent opportunity to create a home office, snug, hobby room, garden room, or even a utility or downstairs shower room (subject to any necessary consents).

With a bit of imagination, it could become a really useful addition to the overall layout — ideal for those looking to adapt the space to suit modern needs.

Outside, the garden is surprisingly private, with views of the surrounding hills — a perfect suntrap for morning coffee or evening wine under the stars.

Guests enjoy the peace and tranquillity of the setting while still being able to walk to the pub, join local walks, or explore the nearby coast.

This is a rare chance to acquire a fully operational, well-reviewed holiday let in a location that continues to grow in popularity.

It’s ready to take over and offers excellent potential for income from day one. Important: This is not a residential property and cannot be used as a main home.

Maximum guest stays are limited to 28 days. The property is exempt from council tax and is available to continue operating as a short-stay business.
