A canted, walk-in bay on the northwest wall features flanking windows and central French doors that open directly onto the terrace.

The interior is finished with wooden flooring and intricate cornicing, including an egg-and-dart motif that is mirrored on two square-based structural pillars.

These pillars define a bespoke library area: a raised platform, two steps up, lined with custom made bookshelves along the southwest wall.

Twin windows flank the chimney breast and all the radiators are enclosed in lattice-fronted covers. Kitchen/Breakfast/Family Room   The over 28 ft. by 12 ft.

This dual aspect room has a Velux window incorporated in the walk-in shower area which has a metro tiled wall and a pebble-effect floor.

Part of one wall has micro-mosaic effect tiles with built-in shelving. A modern roll top bath with claw feet is in the centre of the gable end beneath a Velux window.

The floor has patterned tiling and there are twin basins set in Edwardian-style chrome and glass vanity units which match the bath.

Outbuildings   Garage and Office One   The two bodies of outbuildings lie to the southwest of the house, arranged around a stable yard.

With double doors opening to the front drive, there is an over 32 ft. by over 25 ft. quadruple garage with space for up to six cars. It has industrial metal shelving and power and lighting connected.

An internal door opens to a store and an external door to the stable yard; there is an obscured window and a concrete floor. A new oil tank is accessible via the front and there is an EVC point.

Within the garage are the manifolds for the 48 solar panels with battery and inverter array, which reduce the cost of electricity to the house.Attached to the garage is Office One which has a window and a partially glazed door facing the side of the house, fitted units with an inset ceramic sink, exposed brick walls, and a wood effect floor.

At the rear of the office is a further store accessed from the yard. Entertainment Area, Gym, and Office Two   The entertainment area, measuring over 38 ft. by over 36 ft.

could, subject to planning, be readily converted to a separate annexe.

The newly-roofed building is accessed from the yard, has wood-effect flooring throughout and French doors with flanking windows in the family area at the rear.

On the east corner are L-shaped bi-fold windows with built-in benches beneath; there is a woodburning stove with an exposed flue.

A bespoke built-in island has a tiled base, a wooden worksurface above ample bar seating, and room for wine fridges on the bar side.

Behind is a built-in bar with glazed cupboards above, matching wall tiles, and an inset sink. A door opens to an over 21 ft. long gym with double windows and a mirrored end wall.

Double doors access a partially tiled butchery with running water.

The butchery has a glazed door opening to the front, as does office two, which resembles and is fitted similarly to office one, except it has an additional window overlooking the yard.

Stable Block   Arranged around the yard and attached to the gym, is the stable block comprising four conventional stalls with windows beside and above the stable doors.

There are an equestrian utility room, a tack room, and a cloakroom and light, electricity, and water are connected.

The yard itself is paved with slabs and enclosed at the front overlooking the garden by post and rail fencing.

Further Outbuildings   Overlooking the manège are two open barns, one used for hay storage, and below, near the boundary is a pitched green house with a door in the gable end.

To the side of the pasture below the manège is the group of inter-connected agricultural buildings (outbuilding three): the barn - an open sided concrete structure, and the barn area and the lambing barn/storage, both of which are breeze block construction with timber-framed Onduline roofs and concrete floors.

Grounds and Gardens   Manège, Five Paddocks and Carp Lake   Burcott Grange is on an elevated position with gardens and paddocks facing southeast with a manège and further paddocks and agricultural barns to the northeast.

The manège measures an estimated 100 ft. by 160 ft. and is enclosed by post and rail fencing with a fibre/sand surface.

The southeast paddocks descend from the garden to a wooden bridge over a stream, which accesses the picturesque carp lake with a wooden jetty.

A wooded walk circles the lake and there is further paddock land beyond.

Due to the lie of the land the paddocks are well drained and there are two 5000L water tanks, for agricultural use, located near the lambing barn/storage.

Gardens   The quantity and extent of the grounds mean that the house and garden feel secluded, especially in the summer due to the indigenous hedging and mature trees.

The house is approached from a minor village road via a semi-circular gravel driveway curving around an area of lawn with trees. There is parking for up to a dozen cars.

The rear garden is mainly laid to lawn with established trees such as silver birch and a specimen fir, and is enclosed by fencing and clipped hedges, including photinia and laurel.

There are various paved terraces and patios - the paving slabs showing fossils - one with a fire pit surrounded by beds planted with wild flowers and another with a brick-built barbeque and a pizza oven, in addition there is a decked seating area.

There are numerous lavender borders which attract native pollinators, and the grounds generally provide a haven for native wildlife.
