The Old Vicarage, Breage, Cornwall, TR13 9PU

Charming Old Vicarage with stunning mature gardens Description The Old Vicarage is a handsome Grade II Listed home dating from 1854, steeped in local history and retaining a wonderful sense of character, having originally been built following the long-standing efforts of a local vicar to establish a fitting residence.

Today, it forms part of the original building, having been divided into two properties many years ago, and offers elegant, well-proportioned accommodation with high ceilings and fine period detailing throughout.

The entrance hall immediately impresses with a splendid staircase rising to the first floor, while the reception rooms enjoy an abundance of natural light, attractive granite fireplaces and delightful views across the gardens.

The sitting room provides flexibility as it can be opened via glazed doors.

The dining / breakfast room is a beautifully appointed space with handcrafted George Robinson cabinetry and granite work surfaces, complemented by a secondary kitchen/utility.

Upstairs, a broad landing leads to generous bedrooms, including a principal bedroom and guest room, both with en-suite facilities, all benefitting from excellent ceiling heights.

A large loft offers further potential for storage or future use.

The gardens are a truly outstanding feature, providing a private and colourful setting with sweeping lawns, mature shrubs, camellias, rhododendrons, and magnolia trees, a former level tennis lawn, well-kept croquet lawn, summer house, productive vegetable garden and greenhouse, and a "jungle", all combining to create an exceptional and versatile outdoor space, alongside ample parking and room for boat storage.

Location The Old Vicarage enjoys a superb position within beautiful gardens on the edge of Breage, a charming village with a well-regarded primary school, local shop (with Post Office) and welcoming pub.

Nearby are stunning coastal walks at Rinsey Head, the popular harbour town of Porthleven and historic Prussia Cove.

Helston is close by, while the Lizard Peninsula offers spectacular scenery, beaches and outdoor pursuits, including sailing on the Helford River.
