Stud Farm House, Station Road, Stanbridge, LU7 9JF

Why buy this home?

Positioned on the edge of the peaceful village of Stanbridge and surrounded by open countryside, this imposing Victorian home offers the period features you would hope to find alongside the space modern family life demands.

Arranged over three floors and extending to more than 2,300 sq.

Ft, its five bedrooms and substantial living accommodation provide the flexibility for a growing family to settle in for many years to come.

If that wasn’t enough, planning permission has also been granted for a single-storey extension to the side of the property, offering the potential to create a self-contained annexe.

This could be ideal for multi-generational living or a family member with mobility issues.

For anyone drawn to period homes, first impressions are important, and this one certainly makes the right one.

The handsome red-brick façade, sash windows and tall chimney stacks immediately reflect its Victorian origins, while the generous frontage gives the house a real sense of presence.

A wide gravel driveway provides parking for several vehicles, adding valuable everyday practicality without detracting from the traditional appeal.

The entrance hall is a great size and gives you an immediate sense of the proportions and the condition of the home.

There is plenty of room for coats, shoes and the usual family essentials, while useful storage beneath the stairs helps keep everything neatly tucked away.

Wide engineered oak flooring, high ceilings and the traditional staircase complete with a stair runner introduce some of the period character you would hope to find, while the layout creates a natural flow through to the main reception rooms and kitchen beyond.

At the front of the home, the living room is a wonderful size.

Formerly two separate rooms, it now offers one substantial space with plenty of flexibility to arrange your furniture or create different areas for family life.

Four traditional sash windows overlook the front, with a further one to the side, while the double-sided wood-burning stove and open fireplace continue the touches of character and give the room a real sense of occasion.

During the colder months, this is exactly the sort of room you can imagine everyone gravitating towards, with the fires lit and plenty of space to spread out while still being together.

Christmas, though, is when this room would really come into its own.

There is easily room for a large tree, piles of presents and the whole family to gather for Christmas morning, before settling in for films, board games and an evening in front of the flickering flames.

The separate dining room gives you something that many modern homes no longer offer – a dedicated place to sit down properly together without the dining table having to share space with the kitchen.

It also feels entirely in keeping with a home of this age and adds to that sense of grandeur you hope to find in a larger period property.

There is plenty of room for a substantial table, making it equally suited to everyday family meals, Sunday lunch or having friends over for dinner, while the oak engineered flooring continues through from the entrance hall and helps the ground floor flow naturally from one space to the next.

The double-sided wood-burning stove serves this room as well as the living room, adding another layer to the atmosphere and making it a particularly enjoyable place to spend time when dinner turns into drinks and conversation around the table.

A dedicated study means working from home can be properly accommodated rather than squeezed into another room.

Fitted desks provide a substantial amount of workspace, with enough room for more than one person to work here at the same time without getting in each other’s way, which is a real advantage for households where two people regularly work remotely.

The kitchen is so often described as the heart of a family home and this one certainly earns that title.

It is a room that manages to feel both practical and special, with the proportions to cope with busy everyday life while still being somewhere you would be proud to gather friends and family.

A central island creates a natural place for quick breakfasts, a coffee or homework while dinner is being prepared, while there is also plenty of room for a six-seater dining table so everyone can sit down together.

Having that more informal dining space also means the separate dining room can be saved for those occasions when you want things to feel a little more special.

The kitchen itself has a timeless country feel that suits the age of the home beautifully.

Shaker-style units are paired with stone work surfaces and stone flooring, while the butler sink and space for a range-style oven continue that more traditional look.

There is also space for an American-style fridge freezer, a fitted wine cooler and plenty of storage and preparation space around the room.

The bi-fold doors are another feature that really changes how the space can be enjoyed.

Open them up during the summer and the kitchen becomes a natural hub for entertaining, with people able to move easily between the island, dining table and garden.

Whether it is a relaxed family breakfast, a barbecue with friends or everyone gathered in the kitchen while dinner is being cooked, this is a room that feels designed for real family life.

The utility room is another space that really earns its keep in a busy family home.

Housing the washing machine and tumble dryer away from the kitchen means those everyday chores can be kept out of the main living space, while also freeing up more of the kitchen for storage, preparation and family life.

There is also space for an additional fridge, which is ideal for extra food and drinks, particularly when you are entertaining or have a full house.

Side access makes the room even more useful, especially after a wet walk in the nearby countryside, as children and dogs can come straight in here without bringing muddy footprints and paw prints through the rest of the house.

Off the utility room is a downstairs W/C, a much-needed addition to any family home.

Stepping out from the kitchen, the rear garden is a superb size and has been arranged to give the whole family plenty of space to enjoy it in different ways.

Directly outside the house is a substantial patio with more than enough room for a large dining table, barbecue and additional seating, making it a great spot for everything from relaxed family lunches to having friends over in the summer.

Beyond that, the wide expanse of lawn gives children plenty of room to play, kick a football around or burn off some energy, while still leaving the garden feeling open and well balanced.

The covered seating area is another real highlight and adds so much to how the garden can be used.

With space for sofas, a bar area and additional seating, it creates an outdoor room and gives you somewhere to entertain, relax or watch the children in the garden without being completely reliant on the weather.

It means summer evenings do not have to end the moment there is a shower, and it also gives the garden a more social feel when friends and family are over.

Up on first floor, it is every bit as impressive as the ground floor, with three substantial bedrooms and a family bathroom that all retain the sense of scale and period detail you would hope to find in a home of this age.

The main bedroom is a real standout. Its proportions are exceptional, giving you more than enough room for a large bed and additional furniture without the space ever feeling crowded.

A large walk-in wardrobe provides excellent storage, while the en-suite shower room adds a level of privacy and convenience that is particularly welcome in a family home.

Bi-folding doors open onto a private balcony, creating a lovely extension of the room and giving you somewhere to step outside and enjoy the outlook in peace.

Bedrooms two and three are both excellent sizes in their own right and each has its own beautiful feature fireplace, helping to preserve the elegance and individuality of the original home.

Both also enjoy stunning views across the surrounding countryside, providing a constant reminder of the rural setting and the open landscape that surrounds the property.

Bedroom three is currently being used as a second living room/snug, showing how easily the accommodation can adapt to suit different stages of family life, whether you need another bedroom, a quiet sitting room, a playroom or space for older children to have to themselves.

The family bathroom has been finished in a style that feels completely at home in a property of this age.

The freestanding roll-top bath immediately draws the eye, while the traditional sanitaryware and feature fireplace give the room a real sense of elegance and individuality.

Its proportions allow the space to feel calm making it the perfect place to unwind with a long soak at the end of the day.

It is a bathroom with genuine charm, and one that complements the period features found throughout the rest of the home.

The second floor feels almost like its own part of the house, with two further bedrooms and a separate shower room creating a brilliant setup for older children who want a little more independence.

Having their own space away from the main bedrooms means they can have somewhere to sleep, study, relax and spend time with friends without feeling on top of the rest of the family.

Both bedrooms are excellent doubles and offer the sort of space that becomes increasingly important as children get older.

There is room for full-size beds, wardrobes and additional furniture, while still leaving enough space for the rooms to feel comfortable rather than crowded.

For teenagers or older children, that extra breathing room makes a real difference, giving them bedrooms that can grow with them and feel more suited to their stage of life.

The shower room makes this setup even more practical.

Fitted with a large walk-in shower, wash basin and WC, it means the occupants of these bedrooms have their own facilities and do not need to rely on the family bathroom below.

It is a simple detail, but one that makes a big difference to how independently this floor can be used. More about the location...
