1 The Old Police Station** **4 Bedroom Semi Detached Conversion Project** **A striking Grand Designs-type opportunity for refurbishment** For Sale by Auction No.

1 The Old Police Station is a rare and characterful landmark former civic building offering an exciting opportunity to create a truly individual four-bedroom home.

Rich in presence, with architectural and period features through out, this distinctive property is ideal for purchasers seeking a substantial renovation or conversion project, much of the hard work has already been done by the current owners, who due to a change of circumstances are offering this unique property for sale by auction.

Set within easy walking distance of all local amenities in an established setting, the property combines strong external appearance, with very adaptable internal space, for instance there is scoop to create a flat at the one end while doing an ambitious redesign on the former main part of the building where the existing owners have added a mezzanine floor above the former Court Room with a walkway from the bathroom area to the main bedroom area.

Outside the front and one side is a small grass area and to the rear is a large yard, which provides rear access and car parking for a number of vehicles.

Whether approached as a bold contemporary transformation or a sensitive restoration retaining original features, the building offers the kind of scale, identity and creative potential seldom found on the open market.

This is very much a Grand Designs-style project: an opportunity for architects, developers, self-build enthusiasts, or private buyers with vision to unlock the full potential of a landmark building.

Buyers should rely on their own inspection and due diligence in relation to the current layout, condition, measurements and future usability of the property.
