Owl Cote Byre, Carrick Shore, Castle Douglas

Description Most homes keep the bedrooms upstairs.

Owl Cote puts the living space on the first floor, and once you reach the top of the stairs the reason is clear: French windows lead from the lounge straight out onto the balcony, with Fleet Bay beyond with the beach a few minutes away on foot.

That balcony is the obvious place for the first coffee of the morning and the last hour of the evening.

When the weather turns, the solid fuel stove takes over, and rooflights keep the room bright through the day.

The kitchen sits at the other end of the same floor, with modern units and space for a table, so cooking, eating and sitting out all happen on one level. Downstairs is the quiet half of the house.

Both bedrooms have their own en-suite, one a bathroom and one a shower room, and the principal bedroom has a door straight out to the garden.

A box room/third bedroom upstairs gives space for an extra guest, and a cloakroom with WC on the ground floor saves anyone climbing the stairs. The building carries its history well.

Owl Cote was built as a byre in the late 19th century and converted in 2003, and the solid stone walls and slate roof remain.

Stone dykes enclose the garden to the front and sides, with a pond feature, and a parking space in the adjoining shared yard comes with the property.

Carrick Shore is a small coastal village reached along an unmade road, and that is much of its appeal: It is quiet. Kirkcudbright is around nine miles away for shops, schools and public transport.

Oil fired central heating, double glazing and an EPC rating of C keep the practical side simple, and drainage is to a shared septic tank.
