Leasehold This purchase offers the buyer a shared freehold of the entire property and its 2.5-acre grounds, through automatic membership of the Resident’s Management Company, together with a 999-year lease term, which commenced on 1st June 2003, specific to 1 Trebencyn Park.

The ground rent is set at a modest £100 per annum for the first 25 years, with adjustments every 25 years thereafter based on the Retail Prices Index to reflect inflation.

Notably, the original landlord has generously waived the ground rent charge throughout the entire period - a significant financial benefit to leaseholders.

The leaseholder contributes a specified proportion towards buildings insurance, service charges, and a Reserve Fund.

The annual buildings insurance cost for the period 1st January to 31st December 2026 was £1,806.84.

The 2026 annual service charge amounts to £3,264.12 and is payable in convenient monthly instalments.

Additionally, an annual Reserve Fund contribution of £300 helps build a prudent contingency reserve to cover any relevant unforeseen maintenance costs or improvements to the communal areas and facilities.

Vendor notes 1 Trebencyn Park benefits from a shared freehold, owned and managed entirely by the six Trebencyn Park households through a Residents’ Management Company.

Every leaseholder is automatically a company member and director, giving a direct say in how the building is run and how costs are set.

In simple terms, this means the people who live here make the decisions. The company operates on a non‐profit basis, with no external landlord or managing agent involved.

There is no ground rent, and the focus is on keeping costs fair and transparent.

All major expenses, such as building insurance, roof and exterior maintenance, and grounds upkeep, are shared between the six owners.

As a result, responsibilities and expenses that would normally fall to a single freeholder are sensibly distributed, offering peace of mind, long‐term value, and a strong sense of shared ownership within a well‐maintained setting.

Services The property is connected to mains water and electricity. Private drainage. Lpg central heating and a wood-burning stove. Mobile and Broadband Internet services are available.
