16, Graham Road, Marmalade Lane Co-Housing Community, Cambridge, CB4 2WP

A rare opportunity to be part of Marmalade Lane, an award-winning, first-of-its-kind in Cambridge, Cohousing Community in North Cambridge.

The Property: Graham Road is a beautifully presented, eco-conscious four-bedroom townhouse forming part of Marmalade Lane, Cambridge’s award-winning co-housing community.

Arranged across three floors and offering approximately 1423 sqft of bright, flexible accommodation, the home combines contemporary design with a genuinely neighbourly way of life.

The entrance hall includes useful storage and a ground-floor cloakroom before opening into the impressive living space at the rear.

Designed around everyday family life, the kitchen, dining and sitting areas flow naturally together, creating a sociable setting for cooking, entertaining and relaxing.

The modern kitchen provides extensive worktop space, integrated appliances and plenty of storage, while the generous dining and sitting area can comfortably accommodate distinct areas without losing its open-plan feel.

Two sets of glazed doors draw in the natural light and open directly onto the private rear garden, where a broad deck provides an ideal spot for outdoor dining and summer gatherings.

The first floor is home to the spacious principal bedroom, a peaceful retreat with views towards the gardens and its own generous en-suite shower room.

A further double bedroom and the well-appointed family bathroom are also found on this level, making the layout equally suitable for growing families, guests or those needing a dedicated home office.

Two additional double bedrooms occupy the top floor. Bedroom two benefits from a private en-suite shower room, while bedroom three is another particularly generous and versatile space.

With four genuine double bedrooms, three bathrooms and a separate cloakroom, the house offers considerably more space and practicality than many modern townhouses.

Outside, the private rear garden enjoys a pleasant outlook and provides enough room for children, entertaining and relaxed outdoor living without becoming demanding to maintain.

Contemporary, energy-efficient and far more spacious than its frontage might suggest, Graham Road is an unusual opportunity to secure a four double bedroom home within one of Cambridge’s most individual residential communities.

So, what is Marmalade Lane? Cohousing communities are intentional communities, created and fully run by the residents.

Each household has a self-contained, private home as well as shared community space. Residents come together to manage their community, share activities, and socialise together.

Cohousing is a way of resolving the isolation many people experience today, recreating the neighbourly support of the past. Cohousing communities aim to live together sustainably.
