Lagati, Balquhidder, Stirlingshire, FK19 8PB

Set next to Loch Voil, within Loch Lomond & The Trossachs National Park, this contemporary owner-designed home enjoys panoramic views across the loch and the surrounding glen.

Extending to over 2,800 sq ft and set within approximately 1.5 acres of private grounds, the property combines modern architecture, flexible accommodation and excellent energy efficiency in one of Scotland’s most striking Highland settings.

The property forms part of the established Stronvar Estate, close to the historic village of Balquhidder, and is approached by a quiet country road leading to a generous driveway with ample parking.

With no through traffic, the setting has a rare stillness, where the road gives way to walkers, changing weather, wildlife and the occasional deer.

The ground floor has been thoughtfully designed to make the most of light, space and the outlook across Loch Voil.

A spectacular open-plan living area forms the heart of the home, where high ceilings, expansive glazing and large glazed doors create a seamless connection between the interior and the landscape beyond.

Flooded with natural light throughout the day, this versatile space offers clearly defined areas for cooking, dining and relaxation while retaining an effortless sense of flow.

The contemporary kitchen features bespoke cabinetry, integrated appliances, generous quartz worktop space and a central island with breakfast bar seating.

The current layout incorporates a large dining area positioned beside the glazed doors, with spacious lounge and snug areas beyond, although the space can be arranged in different ways to suit family life, entertaining or quieter use.

Also on the ground floor is a generous second living room, positioned beside the three-piece shower room and offering excellent flexibility as a family room, media room, guest bedroom, playroom or additional reception room.

A utility area with sink and space for a washing machine completes the lower level. The entrance hall is double height and glazed above the door, which sets the tone for the upper floor.

A beautiful oak staircase with a glass balustrade ascends to the first floor, where an impressive atrium floods the landing with natural light.

This striking feature creates an attractive and highly functional space, ideal as a reading nook, snug or communal seating area.

Four well-proportioned bedrooms are arranged on the first floor, all enjoying the outlook across Loch Voil. The principal suite is a particular highlight.

An apex window and elevated ceiling create a strong sense of space and light, while a private balcony provides a superb place to sit and take in the views over the grounds, Loch Voil and the surrounding glen.

The suite also includes a generous walk-in dressing room leading through to a luxurious four-piece en-suite bathroom.

Bedroom two benefits from its own en-suite shower room, while the remaining bedrooms are served by a beautifully appointed four-piece family bathroom.

Also on this level is a substantial dedicated home office, set away from the main living areas and designed for proper day-to-day use.

With 1Gb fibre broadband directly to the property, it is a genuinely viable working environment rather than simply an occasional study, well suited to remote working, running a business from home, creative work or focused professional use.

The extensive grounds are open in character, providing a blank canvas for landscaping and garden development, with scope to create lawns, planting, terraces, seating areas or more natural garden spaces.

Built with energy efficiency at its core, the property features modern timber-frame construction, high levels of insulation, double glazing throughout, an electric air source heat pump and underfloor heating.

The property has an EPC rating of 81, band B, with current heating and electricity costs of approximately £185 per month, including off-peak EV charging.

Location: The loch shore is a two-minute walk from the house, giving easy access to the water and making Loch Voil part of everyday life rather than simply part of the view.

Loch Voil and nearby Loch Earn provide a setting for canoeing, paddleboarding, fishing and waterside recreation, while additional outdoor and water-based facilities can be found at Lochearnhead and the surrounding villages.

The setting offers a rare sense of peace and seclusion, with clear nights revealing a spectacular canopy of stars above the glen.

With no through traffic and no street lighting, Lagati offers a level of quiet that is increasingly hard to find, while still being within practical reach of nearby villages, schools, shops and central Scotland’s main routes.

Stronvar lies close to the historic village of Balquhidder, deep within the heart of Rob Roy Country.

The surrounding area is renowned for its dramatic Highland scenery, tranquil glens and the peaceful waters of Loch Voil.

Outdoor enthusiasts are exceptionally well catered for, with an abundance of walking and cycling routes, excellent wildlife watching opportunities and a wealth of outdoor pursuits on the doorstep.

Golfing enthusiasts are within easy reach of the world-famous courses at Gleneagles and Loch Lomond, while the charming nine-hole courses at St Fillans and Killin are both less than thirty minutes away.

Local amenities can be found a short drive away in Strathyre, with a local post office, shop and primary school.

Callander also offers a wider range of amenities, including a doctor’s surgery, dental practice, two supermarkets and primary and secondary schooling.
