318C, Queens Road, New Cross, SE14 5JN

Large, light and lovely one bedroom flat of 578 square feet with a Freehold-share and a really long lease, on the first floor of a handsome semi-detached Victorian house.

The flat has its own big rear garden section (accessible via gate and pathway to the side of the house).

This is such a well-connected spot: You are close to both New Cross Gate (six minutes) and Queens Road Peckham (10) stations, within Telegraph Hill Conservation Area.

The impressive building was stylishly and sympathetically converted to an extremely high standard in 2019.

Your new architecturally-designed home has a notably strong layout, and delivers pleasing finishes and details such as old school style radiators, Farrow & Ball and Little Greene wall and woodwork colours, sash windows, stripped floorboards, generous built-in storage and original fireplaces.

There is a deep shared front lawned garden. Up a few steps and open into a large shared hall and take the stairs to the first floor - where you will find your own front door.

Once in you have a welcome storage cupboard to your immediate left. Take a right for the huge reception room that is open-plan (by design not compromise) to the classy, timeless kitchen.

The whole space is over 20 feet by over 15, and has two sash windows to the front of the building - onto far-reaching and interesting urban views up to the City.

The kitchen worktops are Carrara marble, and you have a Smeg oven and integrated fridge/freezer and dishwasher (which are included in the sale).

The large double bedroom, of nearly 15 feet by over 13, is set to the rear of the building, and has two sash windows, a decorative fireplace, smart pale carpet, and big and built-in wardrobes to each alcove.

A door opens from this room to the slick shower room. This has a large shower, marble tiling, and contemporary high-end fittings.

A sash window delivers pretty views of trees plus the dishy homes lining and ascending Pepys Road.

Telegraph Hill – the largest and most desirable Conservation Area in New Cross – is popular for its fab Victorian parks and frilly Victorian architecture.

The neighbourhood was once home to Victorian poet Robert Browning and was developed in the late C19th, replacing market gardens owned by the Worshipful Company of Haberdashers (who controlled the development), with high-standard housing.

Telegraph Hill’s parks are local to you, and the lower park has a lovely weekly Saturday market.

Another good market to check out is Brockley Market; held in Lewisham College’s walled car park (more glam than it sounds(!), also on Saturdays).

Queens Road Peckham and New Cross Gate stations are both a short, easy walk away for Windrush line and regular services (London Bridge is just one stop from nxg, or pick up the Jubilee line at Canada Water).

Day and night bus routes are brilliant in this part of town as well. Local galleries include Goldsmiths cca (a very short walk) and South London Gallery in Camberwell (a short bus ride).

White Cube Bermondsey is also easily reached.

Local eateries and drinkeries of note include The Rose, Connie’s pizzeria, Beer Rebellion, The Earl of Derby, Skehan’s, The Old Library and Corner (cafe with lates).

For more options, it is a short journey to Greenwich, Deptford, Nunhead, Peckham and Camberwell.
