29, Heathfield Way, Canterbury, CT4 6QH

Open house event 6th June - book now! A rare chance to secure a four bed detached home with major potential in one of Barham’s most desirable cul de sacs.

Sold by auction, the process is open to all buyers, cash or mortgage, and simply offers a faster, more secure route once you’ve decided the property is right for you.

The first step is straightforward: Come and view it, see the potential for yourself, and take it from there.

Set back from the main village road on quiet Heathfield Way, you’re moments from the shop, pubs, the highly regarded primary school, and have quick, easy access to the A2.

Inside, the layout already works well for family life, a sweeping open plan lounge–diner, separate kitchen, downstairs WC, and four well sized bedrooms upstairs.

Double doors open to a garden that, once cleared, reveals views over rooftops and rolling green hills. Outside, there’s a driveway with room to expand plus a garage.

With neighbouring homes having completed side and rear extensions (subject to planning), the potential to modernise and add value is clear.

This is a brilliant opportunity for families wanting to shape their long term home or investors seeking a high potential project. Serious minded buyers will immediately see the upside.

Faq’s Can you buy it outside the auction? No. Can you buy it with a mortgage? Yes, call and we’ll explain how.

For the right buyer, this is a standout chance to unlock value in a prime village location. Serious buyers only, but all are welcome to view.

This property is for sale by the Modern Method of Auction, meaning the buyer and seller are to Complete within 56 days (the "Reservation Period").

Interested parties personal data will be shared with the Auctioneer (iamsold). If considering buying with a mortgage, inspect and consider the property carefully with your lender before bidding.

A Buyer Information Pack is provided. The winning bidder will pay £349.00 including VAT for this pack which you must view before bidding.

The buyer signs a Reservation Agreement and makes payment of a non-refundable Reservation Fee of 4.5% of the purchase price including VAT, subject to a minimum of £6,600.00 including VAT.

This is paid to reserve the property to the buyer during the Reservation Period and is paid in addition to the purchase price. This is considered within calculations for Stamp Duty Land Tax.

Services may be recommended by the Agent or Auctioneer in which they will receive payment from the service provider if the service is taken.

Any payment that will be received by the Agent or Auctioneer will be confirmed to you in writing before services are taken. Services are optional.
