97, Upper Brockley Road, Brockley, SE4 1TF

Architecturally treated, stylishly appointed and sensitively optimised Victorian townhouse delivered over 1707 square feet and four floors.

A fabulous garden of over 100 feet (with access to Ashby Mews behind, plus obvious potential to build here as neighbours have) completes the brilliant offering.

This faces east with a good twist of south.

Your new handsome home has been renovated to a really high standard, with underfloor heating to the lower ground floor (and beautiful old-school style column radiators elsewhere), and a pleasingly flexible layout: You have two front entrances (on lower and upper ground floors), two bathrooms, an independent utility room, and two or three reception rooms and three or four bedrooms – depending on how you want to set things up.

Find your new home within leafy Brockley Conservation Area, close to Myatt Garden Primary School.

It is a leafy setting with a great sense of space (we love the deep front gardens on your side of the road) yet you are incredibly well-connected – walk 10 to 15 minutes for Brockley, New Cross and St Johns stations.

There are also lots of handy bus routes from Lewisham Way.

Entering at lower ground floor level (ace for bringing in groceries) and the house makes a strong first impression: A huge open-plan reception/kitchen/dining room of over 23 feet by over 19 feet.

Treats here include Carrara marble counters, high-end integrated appliances, custom-made shutters to the front sash windows (these feature regularly throughout the property), and an independent utility room leading to a downstairs shower room/guest w.c.

Oversized modern folding doors open at the foot of the room to an excellent chill out or party area complete with outdoor kitchen setup. A useful (glazed-doored) shed is also accessed from this area.

A generous lawn is set beyond with a second natural seating area at the back of the garden by your access to the mews.

Your upper ground floor (gorgeous herringbone floor here) hosts a twin-sashed front room of over 13 feet by over 11 feet, with built-in alcove storage (you can enjoy this either as a reception or a bedroom) and a large reception to garden vistas, which is currently set up as a games/fun room, with even a fitted bar.

Up the stairs to the first floor and you'll find your luxury bathroom (we love the marble tiling and roll-top bath) at the back of the house, next to a roomy carpeted double bedroom to more verdant views and with a feature fireplace.

A large principal bedroom rests to the front of the house (over 13 feet by over 11 feet), with built-in wardrobes and another very welcome fireplace, and directly next to this is the cute single bedroom.

Your fourth and final bedroom (a deftly-done loft conversion) crowns the house, with two large roof lights and oodles of accessible eaves storage to front and back.

There is a real buzz about this locale, in the press and on the ground. You have lots of independent cafes, pubs and restaurants to choose from.

We are particularly fond of The Talbot, The Wickham Arms, Broca cafe and Browns of Brockley (the latter two are right by Brockley station), Ellary’s and Mauby restaurants.

Cantinera is also a new delightful eatery.

Lewisham Arthouse is close (formerly Deptford Library - a grade II listed Carnegie building) for interesting exhibitions, plus drawing, ceramic and photography classes.

And contemporary gallery: Goldsmiths cca, is local too. Of the weekend, check out Brockley Market, or saunter down to The Maritime Greenwich unesco World Heritage Site.

In the other direction, Peckham and Camberwell are a short bus or bicycle ride for more options. Green-space?

Luxmore and Friendly Gardens are both local, or check out Hilly Fields (Hilly Fields with park run, holiday day camps for kids, and tennis courts), Telegraph Hill’s Victorian parks, Nunhead’s beautiful cemetery or Peckham Rye Park and Common’s 113 acres.

Schools? Popular schools with nurseries include Myatt Garden, Ashmead, Haberdashers’, John Stainer and Edmund Waller primaries.

For secondary phase, local kids attend Prendergast, Deptford Green and Haberdashers' Hatcham College (11-18).
