Coosebean, Truro, TR4 9EA

This is a wonderful opportunity to acquire a substantial 5/6 bedroom family home, set in a little under 5 acres located just 1 mile from the centre of Truro.

The property has undergone significant extension and improvement in recent years and would benefit from further investment to bring this exciting opportunity to completion.

In our opinion, when completed, Overmead will arguably be one of the best family homes within the area and must be viewed to be fully appreciated.

Coosebean is a picturesque area situated on the North Western edge of the city and benefits from a 40 acre woodland that runs along the River Kenwyn which is accessible to walkers and cyclists via a trail known as the Coosebean Greenway.

Overmead is well located for ease of access to the city centre which is approximately 1 mile distant. Truro has a population of circa 21,000 residents and is the administrative centre for the County.

Truro boasts a wide range of national and independent retailers, schooling for all ages, a golf course, and has a station on the Penzance to Paddington rail line.

Truro is also home to the recently refurbished Hall For Cornwall that regularly hosts West End Productions along with national and international acts from all genres.

For further information about the area, please visit The Property (Please see the floorplan and virtual tour for further detail) Overmead was constructed in the 1930s and in recent years has been the subject of extensive investment and improvement which has included the addition of an impressive, two storey extension with the property now boasting flexible 5-6 bedroom accommodation totalling approximately 3,300 sqft.

As part of the improvements the previous owner installed a sewerage treatment plant and a state of the art 40kw Wood Gasification Boiler with a 2,000 litre thermal store which provides the properties central heating.

As previously alluded to, the property does now require some further investment, thus allowing new owners, the opportunity to put their own stamp on this wonderful family home.
